RE: The Oaks — Open Space Residential Development
Enclosed you will find the Application for Approval of Preliminary
Plans for "The Oaks"located on Burts Pit Road. The Project consists
Of an cluster development providing units to�eso as
condominiums. The proposal includes twe ve a
units with a number of units designed to provide handicappedlacgcess
to the first floor elevation. The total area of the site is 53.567 Acres.
The project will make use of an under-utilized wooded area and
provide much needed affordable housing in the City of Northampton.
Due to the area constraints resulting from the extensive wetlands on
site, the applicant requests the Planning Board review the proposed
Open Space Residential Development and grant a waiver of the 850'
maximum road length, as required in section 5a on page 26 of the
Subdivision Regulations.
Included in the submission are the Preliminary Plans and Elevations
Landscape Architecture as well as a hydraulic analysis of Northampton's water distribution
Civil Engineering system and a Traffic Impact Report.
