NATURE OF PROPOSED WORK:
CONSTRUCT ONE(3)FAMILY UNITS&REAR BLDG AND RELATED PARKING AREAS.
HARDSHIP:
CONDITION OF APPROVAL:
1.Prior to the issuance of any Certificate of Occupancy,a copy of the maintenance plan or,if
developed as a condominium,a copy of the Condominium Covenants must be submitted to the Office
of Planning and Development that shows that the Condominium Association will be solely
responsible for annual maintenance of the catch basins and leach basin. Receipts of maintenance
work and inspection,by a qualified specialist must be submitted to the Office of Planning and
Development by June 1 of every year.
2. The parking lot must be graded to allow for positive drainage to flow off of the parking lot.
3. The Septic system must be graded in order for positive drainage to keep water off of the septic
system.
4.If the leaching basin surcharges in less than ten year storm,additional leaching basin(s)must be
installed in series to capture additional drainage.
5.Lighting shall be installed as shown in the lighting detail submitted to the Office of Planning&
Development except all the outside lights on the tradesmen building and all outside lights on the
residential building,except for one 70 watt wall pack on the residential building,shall be controlled by
motion detectors.
6.Prior to certificate of occupancy,applicant shall obtain documentation from the Department of
Public Works that the water pressure is adequate.
7.Applicant shall install the plants shown on the applicant's submitted plant list except item
numbers 2&3(the Crataegus Oxyacnthus "Thorn-Paul's Scarlet"&Koelreuteria Pankulata "Golden
Rain Tree)shall be a minimum of 2.5 inch caliper.
