Attes sistan ,City Cle I' City of Northampton j fi � �1 i !�+ A? 0 A DECISION OF ZONING BOARD OF APPEALS At a meeting held on May 20, 1987 , the Zoning Board of Appeals of the City of Northampton granted the Finding request of John Gibson, 144 West Street, Northampton, MA. , for the purpose of converting an existing structure, which is nonconforming in its setback requirements into a single-family residence on a lot which is nonconforming in its area at property located at 185 West Farms Road, Northampton, MA. Present and voting were: Chairman Robert C. Buscher, Peter Laband and Irene David. The findings were as follows : P. Laband stated that he was familiar with the building and is aware that it is deteriorating. He found that if this structure is not being used for public use, the most suitable use for the building is for a private single-family residence. He also found that the proposed use will not require more square footage than the present use (Section 9. 3 C. ) and will not be more detrimental to the neighborhood than the existing use. I . David concurred, noting that included in the agreement is a clause which allows the owner to change the cupola if he/she wishes. R. Buscher found that the requested use is one of a few appropriate uses for this structure, and that a single-family residence represents a less intensive use, less traffic and less detriment to the neighborhood than the current use. The following conditions shall apply: 1. The architectural integrity of the building presently located on the property shall not be altered or changed. 2. The facade of the property shall be maintained in its present architectural design. However, if the owner wishes to remove the cupola, the owner shall be allowed to do so and such removal shall not be considered to be a violation of these restrictions. 3 . The repair and/or replacement of windows shall be done in such a manner as to retain the present architectural design of the windows. 4. A monument shall be allowed and maintained on the real j estate near the building which identifies the building I as the West Farms Chapel and the date of construction. 5 . Before any alteration may be made to the premises in violation of the foregoing restrictions, the owners must I submit a written request to the Northampton Historical Commission.
