Richard C rnlev En,,ineering Manger 's SHED DORMER 1) Shed dormers require site assembly and can be constructed along the full length of the house or a partial length. Assembly is basically the same although exceptions between the two may be noted in gable end wall of the gable end wall construction. Beam pockets are placed in the center gable end wall of the full shed where as in a partial dormer, support posts at the ends of the microlam are used to transfer the load downward. Note: The microlam is required to be supported no greater than 14ft. OC. Use four(4) 2x4's Nailed together for support posts. 2) Roof pitch, collar tie length, and overhang can also vary depending upon placement of Dormer and width of house. 3) To assemble shed dormer the main roof must be raised first. Floor decking is shipped loose for field installation. Start with the shed wall, stand it up the sheathing toward exterior. After it is placed into correct position, sheathing flush with sheathing on exterior of house, it should be temporarily nailed through bottom plate using 16d mails in each bay. Note: All fastening should be temporary until it is proven this is the exact location and fit of dormer assembly. Only then should nail heads be driven flush.Wall should be driven flush. Wall should be cross-braced. 4) Appropriate gable walls should be butted to shed wall and fastened. 5) Next layout microlam beam for either 16"or 24"OC. Spacing of truss hangers. NOTE: Check the centers of the 12/12 roof opposite the shed dormer, 12/12 roof trusses May be shifted, the centers of the shed trusses must match. NOTE: Check microlam beam to insure it is the same length as shed dormer. Then place Microlam beam to beam pocket (if full shed) or nail it in a proper location on the continuous ridge board (if partial shred dormer) 6) Next install hangers on each truss, place hanger against microlam, plumb bottom chord of dormer truss, then nail hanger to microlam. 7) Cut 45-degree angle on collar ties and fasten to cape and shed trusses. (See Diagram 31). S) Make all connections following Diagram 31. 9) Install sheathing, felt, shingles, fascia, soffit, siding, etc.these are found with the ship loose material. r OPTIONAL GABLE DORMER "F& G" House units are to be set together, roof raised and '/<"decking installed before dormer installation. I) Cut out R/O framed in roof for dormer. 2) Remove all banding and/or cribbing that are securing the dormer to the carrier. 3) Fasten crane cables to the dormer. 4) Lift dormer with crane to align with opening in roof of house. 5) Lower dormer into roof opening. It may be necessary for one person to stand inside the roof opening to help guide the dormer into place while it is being lowered. 6) Position dormer so that it is plumb and square with the roof opening. 7) Fasten bottom plate of dormer using 16d nails 16"o.c. 8) Unfasten crane hooks or cables used for lifting. 9) Fasten side openings of dormer to double rafter on each side using 16d nails 16"o.c. 10) Locate collar ties spanning the dormer opening from the main roof. Cut ties to size and install joist hangers for support. l 1) Apply flashing to all areas of the roof where the dormer meets the house. 12) Complete felt paper and shingles on both main house and dormer. (Materials found in ship loose.) 13) Ridge vent is not supplied for dormers; holes should be drilled or cut through the sheeting above the collar tie to provide dormer ventilation (See Diagram 30). 14) After installation is complete, interior of dormer and second floor of cape can be insulated and drywall applied at the option of the builder/dealer. NOTE: If home is placed in a high wind zone area,special fastening may be required. NOTE: In some cases, shipping restrictions mandate that dormer(s) be shipped as panelized pieces. NOTE: Lag bolts used to fasten module to carry may also be, reused to provide a more secure fastening method. DORMER INSTRUCTIONS Note: These instructions are typical for most dormers. 1) Dormers may be assembled on the ground and raised onto roof or framed entirely on roof. The pitch of the roof may determine which way you choose. All materials required are found in ship loose. 2) First located the drawing for the specific dormer kit you purchased for the packet of drawing you received for the home. Next locate the ridge board and lay out centers for truss placements as indicated on the print. 3) The A frame is placed flush with exterior wall and centered between the overhang cut outs (unless you are building it on the ground) next, place the ridge board into the notch at the peak of the truss and tack into place.Then place each truss into corresponding location, plumb and tack into place. 4) Now fasten the sub fascia boards to end of ridge as in diagram. Using the 2x4 blocks found in ship loose fasten these 24" OC. Between largest truss and sub fascia boards (2x6). This creates the overhang on the dormer. 5) If built on ground, raise dormer into position on roof. The inside edge of the sub-fascia board should line up with the overhang pieces(See Diagram 28). Sheathing on the first truss should be set flush with sheathing on house and plumb the fastened using 16d nails. Ridge board is leveled and fastened to main roof using 16d nails supplied by the builder. 6) Trusses are set plumb and fastened.Then apply sheathing to dormer roof area(cut from 48 sheets found in ship loose).Apply flashing, felt paper, shingles, and soffit fascia as required. CAUTION- If home is place in a high wind zone area, special fastening may be required. Temporarily nail two (2) collar ties together corresponding to this height. (This will provide 2 or 3 center to support top flip in center of house during set. Ends of top flip will set on top of gable end walls.) Using a crane sling can be unhooked by cutting the nylon strap from the underside. Insure under side of double 2x6 ridge board in flush, check gable overhangs on both ends for straightness and permanently nail ridge board together using 16d nails 16" OC. Collar ties may be fastened to create a 8' 0" inside height(unfinished). Fasten each end with (5) 16d nails. Apply felt and shingle to remainder of upper roof( use crane to lift shingles onto roof at previously installed roof jack and plank locations.) Windows are installed before siding is applied. 6) If unit war ordered with dormers proceed to dormer section. 7) Eave Overhang: Insure that the assembly is level and flush in appearance then secure overhang assembly to roof rafter. Toe nail entire perimeter. (See figure 9)Secure siding starter strip supplied (ship loose). 2) Install siding at the gable ends of the building and in areas where, due to the building configuration, it cannot be factory installed. Install using corner posts and starter strip. (On two-stories, insure tat electrical interconnection have been made before closing ends of house. The material to complete are found in ship loose). The installation of the dormers is part of the set up procedure. The dormers are shipped on the transporter with the home section. A crane or similar equipment is recommended in the setting of the dormers. Pre-built dormers will have siding, Soffet, Facia, roof coverings, window, and flashing installed unless otherwise specified. Final flashings, caulking, and shingling is the Builder / Installer's responsibility. 1- Set dormers into the rough opening in the roof. The front and side walls of the dormer shall rest on top of the roof opening. Secure dormer in place on roof. 2. Insure flashing along sidewalls and roof of dormer is properly installed under the shingles of the main roof- Caulk as required. Additional shingling of the main roof will be required around the dormer. Two-Story Set-Up Instructions These instructions set forth the steps required to complete field installation of two-story homes. The field installation work varies with each model, therefore the installer must consult the building drawings for the particular model involved for module connection details and the systems interconnection requirements. These instructions are in addition to the general procedures which are to be followed in erecting the dwelling. 1. Setting and Securing the Modules A Warning Insufficient plumbing can be installed in the factory to permit a smoke test to be done. The smoke test is the responsibility of the Customer or local Building Inspector. Water lines must also be pressure tested before water is connected. Heating Svstem The Commodore Corporation supplies forced air ductwork standard on the first floor of its' homes. A furnace is also supplied standard in a first floor utility closet. Any variations from this are the responsibility of the Builder/Installer. Section Severs - Exterior Finish 1. Install siding at the gable ends of the building and in areas where, due to the building configuration, it cannot be factory installed. Comer posts and a starter strip should be used. Section Eight-Optional Construction Cape Cod Peak Support. Manorwood supplies the cross member to support the peak assembly for the Cape Cod Roof (12 / 12). Find one of the ridge cover sections. Position half of the ridge sections at the same end of the home as the first unit and attach using the same method. 3. Follow the same fastening schedule for the vented ridge sections, and then finish with the remaining unvented sections. 4. Cover ridge sections with roof paper and secure with staples. Cut and remove roofing. paper from ridge vent openings. 5. Apply row(s) of shingles at truss top chord hinge locations and up to the ridge (peak) of the home. Note: These shingles must be applied using the shingle manufacturers recommended method. 6. Cut and apply ridge shingles per manufacturers' directions. Start or stop ridge shingles at roof sheathing opening for ridge ventilation. Trim out any ridge shingles that cover ridge vent openings. 7. Locate ridge vent sections and fasten following the vent manufacturers instructions. 8. Apply ridge vent shingles with 2' roofing nails as per manufacturers' directions. Fasten following the vent manufacturers instructions. Patch all holes and exposed nail heads. A 2. Remove any protective wrap, debris. or other material from between the sections ofi roof before attempting to raise the hinged portion of the roof. 3. The hinged top chords of the roof trusses have been connected together using a tic be rail. This rail is continuous and has been permanently fastened to the ends of the top chords in order to maintain proper spacing and to facilitate uniform lifting of the roof section. 4. Using the crane(s), carefully lift the hinged portion of one section of roof, and let the hinged support sections swing free. Do not over extend the hinges. 5. Once the main roof section of the home is elevated, the hinge support sections are positioned to firmly support the roof. The support 'struts' are connected together at the ends with a tie member. These are tied together in 8-12 foot sections to facilitate ease of placement. SUPPORT SECTIONS IN PLACE FASTEN AT EACH TRUSS LOCATION lCenter-line Marks 6. Archways should be strapped together to protect from later cracking. 16.Drive screws in at a 300 angle, 12 inches apart, alternating from one side of the mating line to the other. 17.After halves are mated properly, secure support columns and sill plate to module. 18.Install all necessary roof vents, furnace stacks, water heater vents, and/or fireplace stacks according to each manufacturers installation instructions. WARNING Vents, furnace ;stacks, hot water stacks, and or fireplace stacks that penetrate ceilings must have appropriate firestopping materials installed at the point of penetration for safety reasons. Section Six - Hinged Roof Preparation (Using Crane Set) Warning Do not Crawl under hinged section of roof until it is supported properly. 1. After the first section is in final position on wall, unhook sling and remove straps through wedges cut in sill plate. After clearing obstructions, Insulate or Seal around the perimeter of the mating surface and all openings. 9. Set second module close to the first module using the same procedure. 10.Bring the two halves together until they are as close as possible without hindering cable removal. Come-alongs fastened to the exterior comers of boxes can be used to complete the closing of units. While pulling come- alongs, insure that all parts are coming together properly. They will mate without binding if care and proper assembly methods are applied. 11.Drill holes and bolt halves together with bolts (found in ship loose materials) at 32 inches on center through the center floor rim joists. Adjust support jacks so that floor system is level. Do not draw bolts tight until all openings have been aligned. See Note TC CLV004..) Metal straps are shipped in the home to secure roof and marriage wall openings after proper alignment is achieved. w 11.Position the'first half of the house next to the foundation. 12.Level carrier with house on it After carrier and house are level, block carrier on both sides approximately 10 feet on center. 13.Unbolt house from carrier and lift it using jacks or other lifting apparatus. Raise the house high enough off carrier to allow clearance for support and dollies. 14.Use a Binkley transfer system to move the home from the carrier into position over the foundation. Use the come-alongs to provide motion for the home. 15.To set the' house exactly square on the foundation, place first half to previously marked center alignment marks. 16.After unit is: in final position, remove dollies by raising the home with jacks, removing the dollies, then lowering the home to the sill plate at the exterior wall.
