29-001 (9) 10/28/97- On-going. 1 1/1 1/97 - Graig reported that he tested all the wiring for the second floor by megging out the wiring and that everything tested out properly and no problems were found. Graig noted that to run new circuits to the second floor would be very expensive and would require major cutting and patching and that what happened was probably a one time occurrence. NHA has decided to close up the ceiling.Jon requested that Orchard provide a letter describing the testing and the results they got. 11/25/97 -The letter has been provided. Item Closed. 22.29/30/97 - Graio noted that three transformers in the boilers have already burned out. He is concerned that this will keep happening as the boilers and hot water heaters were designed to be installed adjacent to each other and not have thermostat cable running thirty to forty feet. He suggested that a in-line fuse be installed on the secondary for the transformers at all the boilers - that way, the entire low voltage system would be fused. Part of the problem is that the specifications require him to any splicing within the zone valves. At the first zone valve at the hot water heater the wires are crowded by the moving parts and are getting damaged. Eva will discuss this with Tom Baker. 10/15/97 - A special meeting was held to discuss this problem. Present: Joe (Orchard), Graig (Orchard), Lee (SC), Lee King, Jon Hite, Dave Gour, Tom Baker, and Eva SchocKen. Discussion started in Dave's office and then moved to one of the 'C' unit basements. After looking at a number of options, it was decided that Orchard should do their splices outside of the valve and then, using white duct tape, wrap the wires around the pipe insulation, leaving only the actual splice exposed as per Code. Graig will verify this method with the Electrical Inspector. Doing the splices outside the valve will solve the problems of the transformers burning out. In terms of providing a fuse, Weil McLain does not provide a fuse to protect their boards. An in-line fuse could be installed after the board so as not to interfere with Weil McLain's warranty. Tom noted that this was not required but might provide more protection. Graig thought this would cost about $20 - 25 per boiler. Post-meeting note: Jon reported that Lee King did not see any reason to install the fuses as it would be cheaper in the long run to provide a new transformer which runs about$15. 10/28/97- Graig is doing the splicing on the outside. 1 1/1 1/97 - The Northampton Electrical Inspector prefers to have the splicing on the outside. Graig will go back and rewire the valves he has already done. He estimated that it would take him about IS minutes per valve. Orchard will get a price to SC for this. 11125/97- On-going. 25.2 1 1/1 1/97 - Orchard has been swapping around the existing undercabinet kitchen lights as many are defective and have broken lenses. They have run out of good lights to use for the last four buildings. Graig can get new ones at $22 each (he will find out if this price includes the lamps). Dave has already authorized Graig to get 16 new lights. Jon has requested that Orchard order an extra 54 lights as extra stock for NHA and bill the Housing Authority directly. 11/25/97 - Correction: Dave noted that Jon requested an additional 54 lights total (not 54 plus I6). Item Closed. 25.3 1 1/1 1/97 - The next Board meeting of the Housing Authority is December 14. Jon would like to do the final Change Order at that meeting. 1 1/2>!97 - Lee will send a latter to the sub-contractors to get their final requests in. Post-meeting note: Jon reported that Lee King did not see any reason to install the fuses as it would be cheaper in the long run to provide a new transformer which runs about$15. 2 DIETZ&COV,WNY ARCHITECTS,INC. 17 HarrLp S&r F Springfield MA 01 103 (413) 733-6798 Fax(413) 732-4385 OCT 3 11997 MEETING NOTES DATE: October 14, 1997 MEETING NO.23 PROJECT: Florence Heights Apts.-All LOCATION: Site Office-Apt. 10 D PRESENT: Ziter Saloomey,Saloomey Construction, Inc. He was supposed to have two crews on site - one `or SC's wcrk and one for NHA's.work but does not have enough people and is combining both work together. Al noted that Romeo will finish all the exterior painting by the end of September. 9/30/97- Romeo still has to do the exterior painting on Bldg. 5. 10/14/97- On-going. 18.1 8/5/97 - The front bedroom at Apt. Eva will prepare Change Order 3 for this meeting. Jon told Ziter that all requests for additional costs must be submitted by all the sub-contractors by October I or the Housing Authority will not be responsible for paying for them. 9/16/97- Change Order No. 3 has been submitted to the Housing Authority. Eva will write a letter to SC with a specific cut-off date for requesting payment for additional work 9/30/97 - The next Board meeting is Oct. 22. SC has until tomorrow to submit costs from the sub-contractors for Phase I and II. Trim that they have replaced still needs to be caulked and painted. 9/16/97 - Lockheed is in the process of making these repairs. 9/30/97 - Exterior work is nearly done. It will be completed when Lockheed comes back to finish up punch work. 21.19/16/97 - The existing bathroom lavatory in Apt. 7C has a large chip (about 4" x 3/4") out of the porcelain. Pete asked if this will be fixed by Miracle Method or if the lavatory should be replaced. Eva will talk to Jon. SC will open up the ceiling for Orchard to do the repair work and will repair the ceiling after the work is done. Orchard and SC to submit costs for this work. 22.29/30/97 - Graig noted that three transformers in the boilers have already burned out He is concerned that this will keep happening as the boilers and hot water heaters were designed to be installed adjacent to each other and not have thermostat cable running thirty to forty feet. To the best of my knowledge and belief, these meeting notes are considered to be a true and accurate record of all items discussed.
