Section 6.3 - Reduction:
1. of frontage requirement - In the case of a subdivision, either
requiring or not requiring approval under the Subdivision
Control Law, the lot frontage requirement (minimum lot width)
contained in the Table of Dimensional and Density Regulations
may be reduced by not more than twenty (20) percent for lots
situated at the and of cul-de-sacs or in other similar
situations, provided that: said reduction is requested in
writing by the applicant; and a majority of the Planning Board
so agrees as a part of their approval of the plan or a part of
the determination that approval is not required.
2. of Dimensional i Density Regulations by special Permit-The
Zoning Board of Appeals may issue a Special Permit, in
accordance with the provisions of Section 10.10, to allow for
a reduction in the Dimensional Requirements and an increase in
the Density (number of dwelling units per lot) Requirements
for lots for residential purposes within the URC, URB, URA, SR
and RR Districts. However:
(a) a Special Permit for a reduction in the Dimensional
Requirements may not be granted for any lot having a lot
size and proportionate front lot line that would be less
than the average lot size and proportionate front lot
line of all the lots abutting the parcel and all lots
abutting the abutting lots within three hundred feet of
the subject parcel (including those across any roads or
streets but excluding those lots which exceed twice the
minimum lot size required for that District) located
within the same Zoning District.
(b) a Special Permit for an increase in the Density
Regulations may not be granted for:
1) any lot which has less lot size or frontage than
is determined in A. above; nor
2) a density which exceeds the average density for
all of the lots of the abutters and abutters to
the abutters (the same as in A. above) which are
of the same density.
(c) a list of all of the lot sizes, densities and
frontages corresponding to the abutters and abutters to
the abutters (as noted in A. above) certified by the
City's Assessor's Office shall be filed by the
Petitioner as part of the Special Permit Application.
3. Reduction of Dimensional i Density Requirements - The Zoning
Board of Appeals may issue a Special Permit permitting a
reduction of a Dimensional or Density Regulation required
