Reference your questions about constructing an additional building for the Radiation Therapy Department and the zoning classi- fication of hospital land for present and future develcp- ment. Any future construction of new buildings will require the issuance of a building permit and other information as required by the Building Inspector. Hospital land is presently classified Residence "B" under the adopted zoning ordinance (Chapter 44 Zoning Grdina'nce) . Under the proposed zoning ordinance, when adopted by the City Council, present hospital land will be reclassified Urban Residence "B" (UR-B) . Under the present zoning ordinance hospitals are allowed by right in the Residence "B" district. Under the new proposed zoning ordinance, hospitals will he allowed in the UR-B di.striot only by Special Permit. The present zoning ordinance, and the proposed zoning ordinance when adopted, will not in themselves restrict future development of hospital land as long as new construc- tion is directly related to the hospital ane the services that it provides. Section 5 of Chapter 40A of the General Laws (Zoning Regulations) provides that "a zoning ordinance or by-law or any amendment thereof shall net apply to F-x-- isting buildings or structures, nor to the existing use of any building or structure, or of land to the extent tv which it is used at the time of adoption of the ordinance or by-,law" .
