Presently, the 2nd floor area is 9,500 square feet and the proposed addition would bring it to 10,200 square feet, slightly below the area of the lower three floors. Thus, we would not be extending the floor area beyond allowable limits. 2) Alternately, if we assume that the existing structure is the equivalent of 2A construction, it would be allowed to be four stories or 50 feet high and 17,100 square feet per floor with a 100% floor area increase for sprinklers. Our 9,500 square foot floor, expanded to 10,200 square feet, would lie within this limit. In both cases, height is not an issue, since we are not increasing the height of the existing building, the building is under four stories, and is less than 50 feet high. I've attached a Locus Plan and a Partial 2nd Floor Plan showing the addition. By providing you with this information by mail I hope to simplify our discussion when we do have a chance to meet about this project. This 700 square foot addition would sit atop the small rooftop at the south end of the building and would provide space for two new Labor and Delivery Rooms. There will also be some minor renovation undertaken along with the addition, none of which affects the occupancy classification or code status of the building. In preparation for reviewing this project with you, I have met with Emile Guy at the Department of Public Health and John McCarthy of the Department of Public Safety. As with all healthcare projects, it is necessary that John McCarthy and you be in agreement as to the code related issues of this addition. The existing building, constructed in 1930 and added to in 1942 (Kitchen area) is of bearing masonry construction. Floor Martha L Rothman structures are 5" concrete on bar joists with 1-112" plaster fire President protection below. The building is of fire proof construction in Robert M Heineman all respects except that the sloped roofs are of wood construction Vice President with slate. The attic floor is concrete, and the building is Elliot Paul Rothman fully sprinkl ered. Treasurer M Murray Leibowitz Principal As required b y the Massachusetts State Building Code, the addition Arthur Chan will be of Type 1B construction. It will be fully supported by Principal masonry bearing walls 12 inches and more in thickness. The Herman B Zinter existing flat roof that will remain as our floor is of non- Principal combustible construction and will be fireproofed to a 2-hour William D Croteau rating, which is the fire grade of 1-2 occupancy. Associate Anne DeB Dooley-Garrity John McCarthy stated that this would meet his approval , provided Associate Interior Design it meets yours, and under the condition that we are not extending Terry C Kenyon the floor area beyond that which is allowable for the building Associate type and occupancy. PLANNED MODIFICATIONS TO MATERNITY UNIT The Maternity Unit at Cooley Dickinson Hospital, Inc. was built in the 1930'x. In FY 1991, there were 1138 births. The present configuration of the unit consists of: Two labor rooms Two delivery rooms 1 Birthing room 17 postpartum beds 19 cribs one patient bathroom in the entire labor delivery area In the past several years, patients have increasingly requested the one birthing room, where labor, delivery and recovery occurs, and permits the family to be in attendance throughout the entire process. Because of this demand, and the fact that all local hospitals with maternity units offer far more single birthing room facilities than Cooley Dickinson Hospital with its one room, the Hospital is planning to add two birthing rooms, with their own bathrooms. Further, another patient toiizt will be added to supplement the current single toilet available in the entire Labor/Delivery suite and there will be minor renovations in the Labor/Delivery corridor. The vast majority of the project will occur external to the unit, so there will be minimal disruption in the day to day activity. Current estimated of the time frame for the project from the start of construction to completion is 12 - 16 weeks.
