Home – Community – Planet April 12, 2012 Dewey House - Smith College Minutes of Meeting # 5 – April 12, 2012 Present: Charlie Conant (Smith Facilities), Roger Cooney, Ann Ledwell, Jim Small, Tom Lucia (Wright Builders), Laura Fitch and Ian Gasco-Wiggin (Kraus-Fitch Architects), Dino D’Angelo, Jason, Nicole, Joel (L&S), Ryan Hellwig (Structural)-later New Business: Item Description / Discussion 1.4 Schedule and Permitting: • Charlie to submit for “Non-applicability”- CC sent LF note re: repair vs. replacement • Requirements for permit: o Drawings - TEAM (electronic only for Blg. Inspector (wet stamped scans) 11x17 set for Fire Department o 1 – fire protection narrative- Dino o Code summary – KFA (more extensive version). o 1 – ch. 13 energy code review- KFA o 1 – ch. 17 structural tests & inspections- Ryan o 1- AAB report including waivers- KFA o Affidavits – from arch and various disciplines - TEAM • Building Inspector Items: o Water fountain at third floor: Lou said to send email and he will forward to plumbing inspector. 1.5 Long lead time item – Lift- • Pricing In –going with Garavanta: • Wall thickness needed for door frames: What is existing wall thickness? 1.6 Long lead time item – Windows • RK=Lower bidder. Roger asked Charlie and Laura to compare spec. • Cavity, sill and head insulation: Laura tried to clarify, but this brought up more questions than it answered. Charlie suggested removing some window head trim at front and back wings– not discussed this meeting…was this done? 1.7 Long lead time item – MEP items (not discussed) • Fan Coils and ERV: CD in progress, typically 8-10 weeks • Light Fixtures: CD in progress, Dino will share with vendors to check lead time. • Plumbing Fixtures: CD in progress, LF received cuts for review. 1.7a Long lead time item – Slate • Roofing: Price is same # as 50% bid. • CC asked if it included tear off? • And what about temporary protection of Roofing 1.8 What is needed from design team? • Demo drawings: Nicole asked for clarification on what is needs as putting all mechanicals on one sheet will be confusing. Roger said they need items that require demo of wall and ceilings. Architectural demo plans are getting close to this. Joel will provide wall trenching areas for LF to add. • Site drawings: KFA revised fencing locations will resubmit to Charlie. • Structural (see below) 1.9 Specification clarifications • Signage: needs more clarifications. Directoy could be simple frame for printed paper insert. Charlie-carry allowance for now, he will put together info for this later. 1.11 Early Work: • Tom is mapping out a schedule, look for it next week. • IT data to Clark to be flagged. • Can steam be shut off early? Possibly. What about Clark Hall? Charlie to check. 2.1 Insulation: • Walls: Alternate $17,000 for closed cell (vs open cell) PIP installation. Laura would generally prefer open cell in walls (water blown). CC asked if this is correct for drying brick. LF will confirm. • Alternative to spray closed cell applications: CC-whatever airseals best. Tom prefers to stick proven materials. He will try to test @ their shop, R= a little less. • Intumescent paint: In specs for now and review with inspector later. 2.2 80-95% Drawings: • Good progress: KFA drawings close, specs making progress. MEP drawings and specs very close. Structural behind but moving forward. • MEP: Monday get to KFA for Coordination • KFA: Wednesday to get to Roger by Thursday • PDF’s all together or by trade. 3.1 Water Service: needs to be quick turn-over to reduce down time of fire suppression and landscape watering (also need to be active for most of the summer). Nicole is working out conflict w/area way. 3.2 Structural: • Dino to send loading requirements for mechanical equipment in attic. • Can long LVL be spliced –Ryan working on splice detail. • Add numbered grid to all plans (KFA) • Investigation still required to confirm beam locations. – LF not sure if this was done. • Footing: Investigation done at footings at piers near new posts, undersized. Will avoid and bridge as needed in most places. • Previous discussion about removal and replacement of brick flooring in basement (LF still unclear on extent). • Masonry wall demo (for HVAC penetrations): Headroom @ Duct work isn’t good. Would like to change traffic pattern (but housekeeping pad is in the way). Therefore remove section only (30” wide), not whole wall. • 3” tubes down from trusses • Ryan to look at stair ceiling after Meeting – done and Jim will open up floor from within space. • Newer Wing LVLs’ below purlins instead. 3.4 • Chimney caps and venting: Stay with gas heater and line chimney. Check size of existing flue (L+S). Does it need induced draft? 3.5 Mechanical Coordination: • Dino met with plumbing department to review. • Cut slab for floor drain, locate and connect. Where would they tie in? o If floor drains- then sewer ejector pump, or o Sanitary Lines: Check that capped ones can work.- They are abandoned storm drains, probably running into Santitary. o It would also allow for condenstate drains without pumping. o Need to trace old lines to see if they lead to an active sanitary line. o Charlie to check height of other sewer lines. • Third Floor Fan Coil Locations: Discussed at length. o KFA will send furniture layout. o Office 301 needs to change to make furnishable o Note: after viewing on site, LF still thinks that recessed fan coils in closets is a good idea (if piping is straight forward) • Toilets: o Replacing “flush tanks”: existing plumbing may not be sized for flush valves. Might require new risers. o CC strongly prefers flush valves and requested more holes to investigate o Otherwise list as Alternate 4.1 Interiors / Colors /Decorative Light Fixtures: • Decorative lights-Lorin looking at colors. • Can shelving in Study change? • Laura and Charlie will schedule color / finish / lighting meeting later with faculty. NEW BUSINESS 5.1 Electrical Coordination: • Lift clarifications: Joel reviewed some questions. Roger gave him bid to review and contact. • Abandon sconces in Conference Room? Okay w/LF. • Send PDF’s from 1994 to help with framing understanding (for wall trenching requirements). 5.2 Bid Questions: • Roger asked for clarity on process • He will send questions to entire team as them come in. Team will answer to LF (to confirm) and LF will forward to Roger. Next Meeting: Thursday April 19th, 10:00 am. The meeting was adjourned. The above is the understanding of Laura Fitch.
