Home – Community – Planet March 15, 2012 Dewey House - Smith College Minutes of Meeting # 2 – March 15, 2012 Present: Charlie Conant (Smith Facilities), Roger Cooney, Ann Ledwell, Jim Small, Tom Lucia (Wright Builders), Dino D’Angelo (Lindgren & Sharples), Laura Fitch and Ian Gasco-Wiggin (Kraus-Fitch Architects) New Business: Item Description / Discussion 1.4 Schedule and Permitting: • Charlie to check on zoning permit and historic review. Charlie pointed out that with real slate then there is no issue – he’ll ask Lu to wait. • Anna to send list of what will be required for permit • Tom suggests sending early set to inspector. Laura will try to schedule meeting and drop off set. She will prepare list of questions to review with him. 1.5 Long lead time item - Lift • Bay State is very busy. 6-10 weeks from approved shops. Need to order by April. • AAB hearing is scheduled for June 18: nothing new. • Wright will survey floor-to-floor. Still to do • LF to review shaft requirements and foundation against existing foundation (Ryan). • Garavanta : LF to check if similar power requirements. (motor horse power) 1.6 Long lead time item - Windows • Marvin is 4-6 weeks (8 to be safe). • Charlie requested removable stop for fixed top sash (double hung option) • Laura pointed out that she added tempered glass at stair and included a smaller window at bath. • Charlie requested frosted in bathroom, both panes. • Color: White or Cream? Roger reported that Andy compared chip to existing. Charlie said to match existing color as best as possible. • Sills: LF asked if they should ALL be fully covered. No just the ones that are close to the roof and cornice returns (copper under inserts and wrap as counter flashing. 1.7 Long lead time item – MEP items • Fan Coils and ERV: typically 8-10 weeks, but are not needed until the end of the job. Dino reported that air handling unit will fit up attic stair! LF asked if they are coordinated with R-values (heat loss callcuations). She will be finalizing these this week. • Light Fixtures: not needed until end of project. Good progress made at interior design meeting. Charlie said we should review revisions with faculty when Lorin has colors and finishes). Dino will share with vendors to check lead time. • Plumbing Fixtures: Dino will send cuts for review. 1.7a Long lead time item – Slate • Rick Konopka-can provide color and quarry and review details as needed. • LF asked if plywood sufficient, as some literature recommends solid wood. Charlie said that is standard on campus. 1.8 What is needed from design team? • Doors: Laura reported good progress from meeting and has since reviewed further with Don Saltmarsh. • Sprinklers: Dino working on existing conditions, demo, etc. • Site drawings: need to review with Michael, gardens department (Charlie suggested tying to meet next week) o Tree protection: 16” bark mulch over landscape fabric, fencing @ drip line (post-set). remove garland chain fence and reset • Structural: • Dimensions taken this morning. She requests that he review it before DD submittal. – not done yet. • Finishes: Lorin is reviewing them and will make recommendation. Check with Lorin about painting front rooms up and down (requires removal of wallpaper and acceptance of stress cracks. • Bathroom wainscot and base: same as above. • Confirm that exterior nail base insulation is “worth it” • Re-sheathing entire back wing – confirm okay with Ryan to cover existing boards. o 1.10 Design input: Laura reported good progress. Will schedule color and finish meeting later. 1.11 Early Work: Roger asked what could be done early: • Just about anything in the basement, floor tiles to be removed next week (will be “clean”). Use back stair for access. • post footings for structural might start • Can steam be shut off early? possibly 1.12 Design Development Cost Estimate: • DD Drawings and Specs: general consensus that Monday or Tuesday is better for drawings. Prefer more complete. Laura needs MEP Monday to coordinate her own. • Overall Pricing back in 2 weeks March 26th. NEW BUSINESS 2.1 • Roof Insulation: LF reviewed information from Mike Duclos o Mike estimated effective r-value reduction without exterior insulation. LF confirmed that Charlie does not want to pursue this application. o R-60 roof insulation: Mike questioned how this number is achieved with the 3” cc and 8” oc at attic roof. LF will research Demilec r-values. o Blowing agents: Laura will also research blowing agent. Mike reported that the point of “more harm than good” in terms of global warming potential is at approximately R-35 for most closed cell applications. Now that we are switching to interior approach at third floor ceiling with all cc, Laura has some concerns about this. Charlie says that primary goal is “comfort”. o Intumescent paint: may be required for ignition if not thermal. Keep in specs for now and possibly review with inspector later. • Wall Insulation: LF reviewed information from Mike Duclos o Mike said to strive for 95% coverage with pour-in-place installation. Roger said they use thermal imagery as they install. Spec should require report. o Back wing cavity: Roger said they want to use pour-in-place here too (for consistency and effectiveness). o Foundation walls: Mike suggests full height insulation installation. LF suggested as an alternate and Charlie agreed. 2.2 80% Drawings: • Schedule for April 15th • LF questioned what the percentage and the process for getting from 80% to GMP. Roger said that they will be bidding the 80% drawings and the process of question and answers will result in Addenda that create the 100% bid set. • General agreement that the percentage is likely to be higher – the higher the better.
