The only part of the first floor that will not be part of the first floor apartment is a hall with a staircase that will be used exclusively by the second floor apartment. The sheetrock firewalls will reflect that. • In the first floor, all ceilings will be lined with 5/8" sheetrock,because they separate the first floor from the second floor. • There is a hallway that is on the first floor, but it goes to the second floor, and it goes with the second floor apartment. It is part of the second floor apartment, not the first floor apartment. It will also be lined with 5/8" sheetrock in all the walls that face the first floor apartment. (These are the interior walls.) • There will be one steel door from the first floor hallway to the first floor apartment, also fire rated. • There will be one new front door from the first floor living room to the front of the house(the front porch). • There are no common hallways that the two apartments share. • To get to the basement, you have to go outside and into the hatch now. The hatch will be enclosed in a porch, so it can't be iced shut. • There will be two separate systems of smoke detectors, one for each apartment. So, for instance, even though the hallway with the stairs on the first floor is on the first floor, any smoke detector there will be on the same system as the second floor apartment, because that's what apartment it goes with. The downstairs porch would be to enclose the door to the basement, which is currently a hatchway. The proposed 2nd story porch would be directly behind the new kitchen, continuing the line of the new kitchen straight back. The addition would be made of materials with energy conservation and strength in mind. There would be 2"by 12" by 16'joists for the kitchen floor, carrying beams of three combined 2" by 12"s, and all main carry beam will be 2" by 12"PTL. If needed, there would be other interior beams as well. There would be 6' by 6' columns of PTL to hold up the 2nd story porch outside, made up of three 2" by 6"s. There will be footings under the columns, either 14 of them or 12 of them, depending on whether 2 of them can be part of the house or not (see drawing). I have a yard which is large enough to have a 2 family but my frontage (which appears to be 67 feet) falls short of the 75 feet wanted in my zone (URIC).
