EXCEPTING AND EXCLUDING HEREFROM
A certain tract or parcel of land, with buildings thereon,
situate on the Northeasterly side of Gothic Street, Northampton,
Hampshire County, .Massachusetts, more particularly shown on a plan
entitled, "Plan of Land In Northampton, Passachusetts, Surveyed For
Timothy F. Washburn" dated October 9, 1976, by Almer Huntley, Jr.
s Associates, Inc. to be recorded in the Hampshire County Registry
of Deeds, and bounded and described as follows:
Beginning at a point on the Northwesterly corner of the parcel
herein described at land now or formerly of Alfred E. Filbotte; thence
N. 52° 23' 23" E. along said land now or formerly of Filbotte forty-
eight and twenty-::ine one-hundredths (48.29) feet to an iron pin at
other land now or formerly of Wiggins Country Store, Inc. ; thence
S. 360 00' 34" E. one hundred fifteen and ago one-hundredths (115.00) `
feet to a railroad spike; thence S. 290 45' 11" W. fifty-one and nine
one-hundredths (51.09) feet to an iron pin set in the Northeasterly
side of Gothic Street, the last two courses being along said other
land now or formerly of Wiggins Country Store, Inc.; thence N. 37° 26'
16" W. along said Northeasterly side of said Gothic Street sixty-eight i
and forty-one one-hundredths (68.41) feet to a broken stone bound
buried; thence on a curve having a radius of 1312.77 feet a distance

Subject to a sewer line easement to the City of Northampton as
set forth in the taking recorded in the Hampshire County Registry of
Deeds, Book 1367, Page 29.
Reserving to Wiggins Country Store, Inc. , its successors and
assigns, right and easement to pass on foot and with vehicles over
a triangular piece of land as shown on the aforementioned plan, and
bounded and described as follows:
Beginning at an iron pin set in the Northeasterly side of said
Gothic Street, it being the Southerly corner of the parcel herein
described; thence N. 37° 26' 16" W. along the Northeasterly side of
Gothic Street thirty-eight and fifty-fi, e one-hundredths (38.55) feet
to a point; thence West fifty (50) feet, more or less, to a railroad
spike; thence S. 290 45' 11" W. fifty-one and nine one-hundredths
(51.09) feet to an iron pin set at the place of beginning.
It shall be the obligation and responsibility of Wiggins Country
Store, Inc., its successors and assigns, to maintian said right-of-
way and easement, including all snow and ice removal.
Real Estate taxes assessed by the City of Northampton for the
fiscal year ending December 31, 1978 shall be apportioned as of -the
date of delivery of this deed.

(112.30) feet, more or less, to a point located on the Northerly
side of Court Street, so-called, said point being the Southeasterly
corner of an alleyway formerly known as Court Avenue; thence N. 350
44' 15" E. along said Court Street one hundred eleven and twenty one-
hundredths (111.20) feet, more car .less, to the corner at the point of
beginning.
SUBJECT, HOWEVER, to the existence of two unrecorded sewer lines
crossing the described property, one of them running Southerly or
Southeasterly across the said property and the other one running
along or near the center line of said Hamburg Alley. SUBJECT, ALSO,
to the sewer easement described in a taking by the City of Northampton
dated November 20, 1961, recorded in Hampshire County Registry of
Deeds, Book 1367, Page 29, which taking is more particularly descri-
bed in a plan entitled "Plan of Easement on Land Belonging to Wiggins
Country Store, Inc." recorded in Hampshire County Registry of Deeds,
Plan Book 61, Page 50.
Together with an easement and right-of-way by foot and vehicle
in and to a passageway sixteen (16) feet in width, situated N. 35°
44' 15" E. a distance of eighty-six and thirty-nine one-hundredths
(86.39) feet, more or less, from the Southwesterly corner of land
now owned by the Inhabitants of Hampshire County, the same being the
Registry of Deeds lot, and running adjacent to other land of Wiggins
Country Store, Inc. , said easement and right-of-way being granted
expressly to and for the following purposes: (1) for the mainten-
ance and repair of the exterior portion of the hotel building owned
by Wiggins Country Store, Inc. , described on said plan as three-
story brick hotel building - Hotel Northampton and Wiggins Tavern
and located on abutting land of Wiggins Country Store, Inc. and for
the repair and maintenace of the fire escape, shed, door entrance
and steps connected thereto; (2) for the delivery of necessary
supplies and materials to said Hotel Northampton and Wiggins Tavern
through tRe doors or entrances adjacent to said passageway; (3) for
a pedestrian entrance and exit for visitors, guests and invitees of
the Hotel Northampton and Wiggins Tavern to pass and repass on
foot over said passageway to other land of Wiggins Country Store,
Inc. Except for delivery purposes and maintenance to the doors and
entrances adjacent to said passageway, the right to park and operate
motor vehicles in said passageway is specifically excluded from said
easement and right-of-way.
The easement and right hereby granted covers a strip of land
sixteen (16) feet in width and is shown on said plan, more parti-
cularly bounded and described as follows:
Beginning at a point locatnc? on the N ortherly side of Curt
Street, so-called, the same being at the Southeasterly corner of
land of the Inhabitants of Hampshire County, the same being the
Registry of Deeds lot; thence running N. 54° 55' 36" W. along land
of the Inhabitants of Hampshire County, being the Registry of Deeds
lot and other land herein described a distance of one hundred thirty-
eight and seventeen ore-hundredths (138.17) feet to a point; thence
running S. 66° 28' 37" E. along land of Wiggins Country Store, Inc.
thirty and fifty-eight one-hundredths (30.58) feet to a point;
thence running S. 54° 55' 36" E. along land of Wiggins Country

setts, for consideration paid, and in full consideration of
TIKO HUNDRED EIGHTY-FIVE THOUSAND (285,000) DOLLARS
grants to OCRAM, INC., a corporation duly established under the laws
of the Commonwealth of Massachusetts and having its usual place of i
business at 1428 Easthampton Road, Holyoke, Hampden County, Massa-
chusetts, with WARRANTY COVENANTS, one certain tract or parcel of
land, with the buildings thereon, situate in Northampton, Hampshire

more particularly bounded and described as follows:
Beginning at a point at the junction of Court Street and King
