32A-255 (109) Summation: Sprinklers: Required in new kitchen area. Fire separation between new kitchen (A-3) and existing hotel lobby (R-1) will be required by the building inspector. (Sprinklers are proposed as afire separation) Doors: Fire rated wall and door between new kitchen and existing exit access corridor will not be required by the building inspector. There is however a new I hour rated door being installed at the rear, ramped entry to the kitchen. The exit access corridor is still open to the A-3 space through an existing opening at the stair to the 1st floor bar. This opening has a sliding metal door of unspecified rating. Range hoods: Approved ANSIL fire suppression device required. Alarms: As required by fire officials Ducts: Those that match the above specifications must be enclosed in a 2 hour rated assembly. Mechanical space: Must be enclosed in a I hour rated assembly. New kitchen ceiling and walls. Existing rating is satisfactory. Existing Emergency Lights: Additional exit lights may be required in the basement corridor (next to the new kitchen) Handicap accessibility. New kitchen must be made accessible by means of a ramp. General code compliance: All new construction shall comply fully with the Massachusetts building code, electric code, plumbing code requirements. 6 General Requirements, Means of Egress and Doors 812.4 Door hardware: All doors shall swing in the direction of egress when serving an occupant load of 50 or more persons... The door latch shall release when subjected to a 15 LB force. None of the doors in the kitchen serve 50 or more people. 9. Adequacy of Existing Emergency Lights in the basement exit access corridor (next to the new kitchen) should be determined by fire official. Additional exit lights may be required. 823.0 Exit lights: All buildings required to have more than one means of egress shall be indicated with approved illuminated signs reading Exit. 823.4 Power source: shall be illuminated at all times when the building is occupied. To assure continued illumination for a duration of not less than one hour in case of primary power loss. Handicap accessibility: Elevator access to basement exists. 10. By raising the floor level of the new kitchen, that room must be made accessible by way of a ramp. Rules and Regulations, ADA Accessibility Guidelines, 4. Accessible elements and spaces: 4.1 Minimum requirements: (4.1.3) Areas used only by Employees as Work Areas. Areas that are used only as work areas shall be designed and constructed so that individuals with disabilities can approach, enter, and exit the areas. These guidelines do not require that any areas used only as work areas be constructed to permit maneuvering within the work area or be constructed or equipped (i.e. with racks or shelves) to be accessible. 5 8. All Ducts within the new kitchen matching the specifications of this section must be enclosed in a 2 hour rated assembly. (915.4) Duct and pipe shafts: In all buildings other than buildings of Use Group R-3, vertical pipes arranged in groups of two or more which penetrate two or more floors and occupy an area of more than 1 square foot, and vertical ducts which penetrate two or more floors, shall be enclosed by construction having the fire resistance rating specified in Table 401. All combustible pipes and ducts connecting two or more stories shall be enclosed as indicated herein. Fire Rating for Type 3 Construction: (Table 401) Shafts (ducts): 2 hours Door information if exit access corridor has to be separated: (812.1) Means of egress doorways. Egress doorways are those serving as a component or element of a means of egress from habitable and occupiable rooms. (812.4) Door hardware: All egress doors shall be of a side-hinged swinging type. Exceptions: Horizontal sliding doors complying with section 812.4.4 1. The door shall be power operated and be capable of being operated manually in the event of power failure, and 2. The door shall be openable from both sides without special knowledge or effort, 3. The force required to open the door shall not exceed 30 pounds to set the door in motion and 15 pounds to close the door or to open the door to the minimum required width. 5. The door assembly shall comply with the applicable fire resistance rating and, when rated, shall be self-closing or automatic-closing by smoke detection, shall be installed in accordance with NFiPA 80 as listed in Appendix A and shall comply with section 916.0 This section applies to swing doors. (916.0) Fire door assemblies, (916.5) Closing Devices. The use of rate-of-rise heat-activated devices, fusible links, or smoke detection devices on doors that are normally required to be open for ventilation or other specified purposes shall be permitted when the safety of the occupants in not endangered thereby. (916.5.1) Smoke -activated closing devices: Where fire doors open onto an exit access, exit or horizontal exit and are not self-closing, door closers shall be smoke-activated. 4 4. The A-3 area is supplemental to the R-I area but occupies more than 10 percent of the floor area, therefore the use groups (R-1 and A-3) should be considered separate and afire separation assembly is needed between uses. (Sprinklers are proposed as a fire separation) (313.1.4) Incidental Uses: Where the use is supplemental to the main use of the building and the area devoted to such use does not occupy more than 10 percent of the area of any floor nor more than 10 percent of the allowable area permitted by sections 501.0 and 502.0 based on the supplemental use, a fire separation assembly shall not be required between the main and supplemental uses. Fire separation between exit access corridors and adjacent spaces: S. Afire resistance rating is not required for the exit access corridor if 30 or fewer employees use this corridor as a exit access corridor. (810.4)In Buildings of other than use group 1-2 all corridors serving as exit access shall be enclosed in fire separation walls having a fire resistance rating of at least 1 hour.Exceptions: 1. enclosures: In all uses other than Use Groups R-1 and R-2, a fire resistance rating is not required for exit access corridors serving 30 or fewer occupants. The only spaces using this corridor for egress are the rooms immediately adjacent.• i.e.. furnace room, employee restrooms, employee break room, walk-in coolers, new cafe kitchen, and new ofi'rce. Thus 30 s)r fewer employees will be using this corridor. All other spaces in the 1st floor and basement floor have their own independent egress corridors. 6. Afire suppression system is being installed in the kitchen, therfore the exit access corridor outside the kitchen does not have to be rated (and thus the doors). 810.4.1 Exit Access Passageways and Corridors, Automatic Fire Suppression System Alternatives: When an approved automatic fire suppression system is installed, a fire resistance rating for exit access corridors and tenant separation walls which are also corridor walls, is not required in Use Groups A, etc. There is however a new I hour rated door being installed at the rear, ramped entry to the kitchen. 7. A one hour Rated wall will be required at air handler in kitchen 2511.1 Mechanical room Every boiler or combination boiler and cooling unit shall be installed in a space which allows a minimum clearance of 24 inches on all service sides. Such room shall be constructed of at least one hour fire resistance rated construction, and the door shall be a class C fire door or a one and three-quarter inch solid wood core door. Such door shall be equipped with an automatic self-closer. The existing concrete floor should now have a 2 hr rating; therefore a new rated ceiling in the kitchen in not needed. Rating for Fire separation walls, and horizontal and vertical assemblies separating mixed uses as prescribed in Section 313.0 and all structural members supporting such elements : 2 hours Interior Finish Requirements for Use Group A-3 (table 922.5): Rooms or enclosed spaces: Class 3 interior finish materials are permitted in places of assembly with a capacity of 300 persons or less. Corridors providing exit access: Class 1 Required vertical exits and passageways: Class 1 Use group classification and fire separation between uses: 3. This building does not meet height and area restrictions for type 3B construction. Therefore the uses should be considered separate. The lobby.is considered R-1 (313.1.1) Mixed use and occupancy, non separated users: The required building type of construction shall be determined according to the use of the building which has the more restrictive height and area limitations. The most restrictive applicable provisions of Article 10 (Fire protection systems) shall apply to the non separated uses.
