wheel chair access to the Ballroom on the first floor and it's subsequent impact on the
eliminatiou aa_setof stairs from the adjoining_ballroom conservatory,which leads
to the Hampshire Room below.
A set of stairs at the grand entrance(three risers)prevents barrier fYee access to the
Ballroom. Providiug access at this entrance would require two platforms and a ramp
encompassing an area of approximately 170 square feet. Thislocation is impractical
due to the loss of valuable floor area and would be a detriment to the appearance of a
grand entrance.
An alternate accessible route is proposed that would run from the hotel lobby into the
raski,n eII1w nnn ess atnryand dMnMOdh'towuds the Ballroom. two ramps would be
created,one at the entry foyer and one at the Ballroom conservatory.(See attached
floor plan Sketch SK-1). The aforementioned stairs to the Hampshire Room are in
this conservatory. It is proposed that the stairs be removed-and-fl-oored over in order
to provide eirct and additiozlal staff area-that service Ballroom functions.
Elimination of this stair does not affect the building code requirements for egress
from the Hampshire Room. This stair descends to a foyer em y,which also has
egress access to the exterior King Street sidewalk. This egress to the street would be
maintained through an adjacent door from the prop"wire;Room.(See attached
Sketch SK-2).
The Hampshire Room presently has three exits. It has a posted occupancy load of
sixty(60). Eliminating one exit would still maintain two g exits,which is the
minimum for this occupancy load(780 CMR Table 1010.2ese two exits provide
egress access in opposite directions and are separated bywdis�ance greater thaw one
.half of the diagonal length of the room(780 CMR 1006.4).
Existing occupant egress widths at these exits exceed the minimum required by the
Building Code(780 CMR 1009.2)-
