Narrative Description of Proposed Work/Project: The work proposes to re-build an existing structurally unsound structure as finished space. The existing 585 square foot shed roofed structure was originally built as a garage and is now used as storage. It is in poor condition, with one wall noticeably bowed. The proposed work will create structurally sound walls and roof with no change to the existing footprint. This existing structure is attached to larger "main" building of approximately 2600 square feet which will remain unchanged. 7(c). Explain how the change, extension or alteration shall not be substantially more detrimental than the existing nonconforming use to the neighborhood: The proposed reconstruction will not be substantially more detrimental to the neighborhood and will, rather, be an improvement over existing conditions. The new work will not extend any closer to any front, side or rear property boundary. The existing footprint of the building will be unchanged and no new violation of the zoning provisions will be created. The existing unsound structure will be replaced with new construction that will be harmonious with current structures. The existing windows that are in disrepair, covered with rusted grates and have missing panes will be replaced with new windows. The roof height will be increased by approximately eighteen inches. Even with this small increase, the new height is less than half the height of the highest point on its contiguous "main" building and four feet lower than the abutters smallest building. The existing building is already screened from the abutters by a solid row of approximately 10' arbor vitae and that screen will be maintained. There will be no change in light and views as neither the foot print or mature plantings are to be altered.
