TERMITE INSPECTION: The Seller shall furnish a termite certificate from a recognized exterminator stating that the buildings on the property are free of termites and other woodboring Insects and any damage caused thereby. If said Inspection reveals that there are termites or other wood-boring insects,or that any damage caused thereby,requires repair,the Seller shall undertake said extermination or repair,provided,however,that if the cost of said extermination and/or repair exceeds$1000.00,the Seller shall have the option of cancell- ing or fulfilling this agreement.If given said option,Seller shall desire to cancel this agreement, Buyer may pay all amounts In excess of $1,000.00 and Seller shall be bound to perform this agreement, paying the first$1000.00 of said extermination and/or damage. 10. INSPECTION:This agreement Is subject to Buyer obtaining at his expense a satisfactory report from a consultant of his choosing that the premises are tree of structural, environmental and mechanical defects. SMOKE DETECTORS: Seller shall, at its own expense, furnish,prior to closing,a certificate executed by the appropriate public official, that the subject real property has smoke and lire prevention devices In accordance with Massachusetts Law. 17.
