Scope of Work
Scope exists in two parts: Renovation of Existing and construction of New Addition.
Existing Building
Re-roofing to include Asphalt Shingles, insulation on the slope to R-62
Above Grade walls to be insulated to the outside with 4" insulating board (R-26) and cavity insulation to be retained (R-13).
Remove Existing Windows, install New Casement / Fixed Windows (3X FG) everywhere - R-5 or better.
The Existing Brick Foundation to be excavated, water-proofed and air sealed, and insulated to the outside to R-20.
Above Grade, the Foundation walls are to be insulated to a further R-20 with Interior spray-applied open cell foam.
Below Grade, the Foundation walls will be remain visible.
The basement floor will be retained as is.
Re-locate Kitchen to South Side.
Re-locate First Floor Bath to North side, add mudroom / coat room adjacent.
New Addition
New asphalt roof constructed and insulated in the cavity to R-41, on the outside with 4" polyiso to R-19.5, total = R-61
2x6 Above Grade Walls to be insulated with cellulose in the cavity and to the outside with 4" polyiso, total = R-44
New Casement / Fixed Windows (3XFG) to be installed, R-5 or better.
Below Grade Walls to be insulated to the outside with closed cell spray foam, rated for ground contact and covered for insect resistance, to R-20.
Inside the foundation, the sill/band and walls will be insulated above grade with open cell spray foam to a further R-20.
Below Grade, they will be insulated to the outside only.
New slab floor to be insulated below to R-10.
New Living Space to be established at Basement Level and First Floor.
New Master Bedroom to be created on Second Floor adjacent to new Second Story Laundry
Heating
Current Direct Vented Condensing Boiler has capacity to heat both Existing and New spaces. Distribution via hot
water radiators.
Cooling
None to be provided.
Ventilation
To supply 80cfm continuous balanced ventilation
To be provided by HRV or ERV unit installed in the insulated space above the Second Story Laundry.
Design intent: supply bedrooms and kitchen; return bathrooms, laundry
