modification or renewal thereof, shall take effect until a copy of
the decision bearing the certification of the City Clerk that
twenty days have elapsed after the decision has been filed with the
City Clerk and that no appeal has been filed, or if such an appeal
has been filed that it has been dismissed or denied, is recorded in
the Hampshire County Registry of Deeds and indexed under the name
of the owner of record or is recorded and noted on the owner' s
certificate of title. The fee for such recording or registering
shall be paid by the owner or applicant.
The Northampton Zoning Board of Appeals hereby certifies that a
variance, finding or special permit has been granted and that
copies of this decision and all plans referred to in it have been
filed with the Planning Board and the City Clerk.

At a meeting held on December 18 , 1991 , the Northampton Zoning
Board of Appeals voted unanimously to GRANT the request of Service
Properties , Inc. for a FINDING under the provisions of Section
9 . 3 (b) of the Northampton Zoning Ordinance, to a change in use to
a wholesale distributing business with approximately 2 , 200 sq. ft.
of accessory retail space at 82 Conz Street. Present and voting
were Chairman Robert C. Buscher, Dr . Peter Laband and William R.
d Brandt.
The findings were as follows:
1 . The proposed use will result in less intensive use of the
property and is consistent with other uses in the are
2 . The proposed use will not be substantially more detrimental and
will be more in keeping with the zoning district than was the
previous non-conforming use.
The conditions were as follows :
1 . The retail space shall not exceed 2 , 500 sq. ft.
2 . There shall be signage indicating access to the business and
clearly delineated parking spaces for the business for at least as
many spaces as required by the Ordinance.
