The use requested is listed in the Table of Use Regulations
as a special permit in URC zoning areas; the proposed use will be
a benefit to the general public; commercial units on this lot
will not create any more traffic congestion nor impair the safety
of pedestrians; the use will conform and not burden health,
water, or sewage concerns as these services are provided; special
regulations under Article XI are fulfilled; the proposed use is
consistent and in harmony with the general character of the Conz
Street area and will conform positively with the neighboring
uses.
The Site Plan and proposed uses have been designed to
protect adjoining premises against any adverse surface water
conditions, drainage and protection against any intrusions from
sound or light. Further, natural screening and buffers have been
provided in the landscaping plan to preserve use of light and
air.
Adequate provision has been taken to ensure the convenience
and safety of vehicular and pedestrian movement within the site
and on adjacent streets. The existing curb cut is adequately
located to ensure easy access in relation to traffic and
emergency vehicles utilizing the adjacent streets.
The parking area will be adequately screened from adjoining
premises and the open areas landscaped in such a way as to be
asthetically pleasing and be compatible with the existing
landscape.
There will be no adverse impact upon City resources either
City sewerage or City water supply.
