Thank you. Karen A. Thibault presented the application. The Thibaults are seeking a Special Permit to add a two-car garage and breezeway to their home on Ryan Road. The proposed garage is 24' by 301 , and the breezeway is 7' by 30' . Thibault reviewed the Special Permit approval criteria as outlined in the application, stating specifically how the application met each criteria . There were no questions from board members . Ghiselin said his only concern was whether the proposed addition met the requirements of the Water Supply Protection District for maximum allowable coverage. Kuzdeba said the Zoning Board did not need to worry about this issue, since it is the Planning Board' s jurisdiction. Property owners are allowed only fifteen percent impervious coverage in the Water Supply Protection District , Kuzdeba advised the applicant . Because plans do not show the driveway, Kuzdeba said she could not determine whether the proposed coverage exceeds this limit . If coverage exceeds fifteen percent, the owners will have to seek a Special Permit from the Planning Board or reduce the amount of pavement, she noted. Kuzdeba suggested that the Board include a condition that the accessory structure can only be used as a garage, storage space or a workshop so that, if the house is sold, the future use of the addition will be restricted. The lot' s coverage will increase from fifteen (15) percent to nineteen (19) percent, Blatt noted. Since the property is` flat, there is no danger of water flowing off the lot into the street .
