6. The reasons upon which this petition is based are as follows:
(1) A literal enforcement of the zoning law would result in a substantial
hardship to the petitioner as the parcel of land is situated at the inter-
section of two busy streets, upon which is located a nine room single
family dwelling. This location is not suitable for a single family use
as the location is dangerous for children and the house is too large for
a family without children. There is no adjacent land which can be
acquired to meet the density and dimensional requirements.
(2) The area is predominantely two family homes and therefore the
granting of the variance will not derogate from the purpose of the
zoning law.
(3) There will not be any detriment to the public good as there is
adequate off street parking.
