All site utilities have also now been completed including installation of the below grade propane tank and the new electrical transformer. All exterior tenant gas service meters have been installed, however, final connection to the gas piping serving the rooftop mounted package units has not yet been completed on the exterior of the building. 2 . As previously reported, all reinforced concrete foundation work and interior slab construction for the new building has been completed as well as all structural steel erection and standing seam metal roofing. At the main building entry, all steel framing for the entry canopy has been completed as well as the architectural standing seam metal roof panel installation. Erection of the exterior insulation finish system (EIFS) for the North, East and South exterior building walls is now complete along with finish sealant at the base of the EIFS system. The Butler Style Wall exterior building panels on the West wall have also been completed as well as the 4-foot high masonry kicker walls around the base of the building on the North, East and South sides. All exterior wall window units have also been installed with appropriate sealant. Finish painting of all exterior wall systems is now approximately 99% complete. 3 . Interior building finish is continuing. All metal stud and gypsum board partitions have now been erected and finish coat painted on both the first and second floors . Instal- lation of vinyl wall covering is continuing at the second floor tenant areas . All rough in plumbing, electrical and mechanical items enclosed within the partitions also appears to be complete. Site work operations are continuing. Installation of the storm drainage piping at the base of the embankment on the West side of the site has been completed, however, gravel backfill and dress-up at the base of the embankment remains to be completed. As previously noted, the masonry retaining walls at the Northwest and Southwest corners of the site have been completed. Dress-up of the embankment at the Northwest corner of the site remains to be completed, however, all other embankments have been completed and seeded. Final dress-up of all embankments may be required prior to project completion. Installation of the below grade sanitary septic tank and piping has now been completed and backfilled up to grade. This work has been completed under separate contract by the owner and not under the responsibility of The O' Leary Company or myself. This installation required some modification of the below grade storm water piping by The O' Leary Company in the vicinity of the new septic system installation. Although I did not inspect the modified installation, The O' Leary site work superintendent had inspected the installation and verified that all work was properly completed. THE O'LEARY COMPANY, INC. Vinyl base material has also been completed except for one noted office area. All interior doors, door frames and hardware have also now been installed. All miscellaneous interior finish trim and cabinet work has also now been completed. Installation of all electric work including finish electric items, emergency exit lighting and exit signage is also now basically complete. Several recessed lighting cans in one office area remain to be installed and are not yet on the job site. Installation of finish plumbing fixtures is now approximately 80o complete and was ongoing at the time I visited the job site. All HVAC equipment has now been installed and the system appears to be operational . All exterior building mounted tenant gas meters have also now been installed and the system is connected to the under- ground propane supply tank. Installation of the fire alarm system which includes smoke detectors in the common areas also now appears to be complete. It should be noted that all plumbing, mechanical, telephone and alarm system design and installation has been contracted separately by the owner and is not under the responsibility of The O' Leary Company or myself. 4 . Construction of the hydraulic elevator unit also now appears to be basically complete. All elevator controls and equipment appears to be complete, however, it is not known at this time if the final State elevator inspection has been completed. Site work operations under The O' Leary Company responsibility is now basically complete. All asphalt pavement has been completed in the parking lot and driveway areas along with striping. Installation of accessible parking space signage remains to be completed. Vegetation has now been established for the majority of the embankment along the South and East sides of the site. Minor dress-up of the embankment may be required in the spring due to winter conditions . All site lighting poles have also now been erected. All site utility installation is also complete. All miscellaneous exterior concrete pads and stoops are also now complete. 2 . As previously noted, construction of the building exterior shell has been completed including all exterior wall finish, painting, caulking and sealant. At the time of my site visit, the window sub-contractor was installing additional caulking and sealant around the exterior windows for the entire perimeter of the building. 3 . Interior building finish is also nearing completion. All interior partitions have also been completed including finish paint and installation of vinyl wall covering in those designated areas . Plumbing fixtures have been delivered to the job site, however, finish plumbing installation has not yet begun. Installation of miscellaneous interior finish cabinet work and trim is continuing and is approximately 75% complete. Vinyl flooring installation has been completed in those designated rooms and carpet installation for the remaining rooms is approximately 70o complete. Vinyl base installation remains to be completed throughout the building. It should be noted that all plumbing, mechanical, telephone and alarm system design and installation has been contracted separately by the owner and is not under the responsibility of The O' Leary Company or myself. 4 . Construction of the hydraulic elevator unit is continuing. Construction of the elevator shaft enclosure is also nearing completion. The elevator door frames have been set at each floor and the fire rated gypsum shaft partitions have been finished. Construction of the elevator cab unit within the shaft is also nearing completion, however, final inspection by the State has not yet been scheduled. Dress-up of the soil embankments along the West side of the site has also been completed as well as the drain pipe and gravel backfill along the base of the embankments. The concrete protection pad over the storm drainage pipe at the rear of the building adjacent to the septic system was being installed at the time I visited the job site. Installation of the below grade propane tank serving the building heating system has also now been completed and connected to the building gas piping system. All other site utilities had previously been completed. 2 . Construction of the building exterior shell is now complete including finish painting and caulking and sealant installation as required. 3 . Interior building finish is continuing.
