Each of the 24 housing units at the Pathways Co-housing project in Northampton have been run through the energy modeling computer program REM/Rate to verify their compliance (as designed) with the Energy Star Homes program. The Energy Star Home standard is 86 on the 1 to 100 Home Energy Rating System (HERS) scale, whereas current Massachusetts energy code is approximately 80. The REM/Rate"building file" printout details all of the energy features of the building, including: insulation R-values and thickness, window U-values, HVAC equipment efficiencies, ventilation rates, air leakage rates, and estimated utility costs. I can provide you with a "building file"for each of the 24 units. Each Energy Star Home is allotted two (2) site inspections, so for the 24 units an Energy Star project coordinator can be on site at Pathways up to 48 times during the entire construction process. The first Energy Star Home inspection takes place after the insulation has been installed and before sheetrock. We look at the quality of the insulation installation and suggest improvements, if needed. The second and final inspection involves performing a blower door test to verify that Energy Star Home air leakage standards have been met. A ventilation flow rate test is also performed at the final inspection, as well as verification of energy-efficient lights and appliances that qualify for rebates. Additional site visits can be scheduled if requested. After a successful final inspection, each of the 24 Pathways Co-housing units will be certified as an Energy Star Home. I'll do a final REM/Rate model reflecting the"actual" tested conditions, and generate a rating sheet verifying that each home as-built reaches an 86 on the HERS scale. The EPA will then send Energy Star Home certificates to each of the homeowners. I would be happy to forward you any information that you would find useful. Just let me know what you would like.
