6 . I am concerned with the impact an antique shop will have on
the environment. The property will not reflect the variance and
the only indication of a business will be a very discreet,
period appropriate sign handcrafted in wood. There will not
be outside displays. The character of the property will retain
it' s country flavor. The layout and design will be done with
the assistance of an interior decorator. I estimate
approximately one-third of my business will be drop-in and the
rest will come via present contacts in the antique business and
by appointment. It is for this reason that I do not expect
traffic to be a problem. Only high quality items will be
carried - no junk. I will be dealing mostly with small col-
lectibles and vintage clothing. I would also like to provide
an outlet for high quality locally handcrafted items.
If anything, my business will emphasize how out of context the
Mass . Electric Co. is and it would ultimately add to the
communities identity by emphasizing it' s heritage.
7. The structure consists of a large old 10 room farm house
plus large outbuildings which can not possibly serve the
purpose they were intended for in the first place which was
as a farm. In order to continue to utilize the property as it
was intended - as living and work space - a small home
business would fit in best with the character of the property.
A country antique shop will blend in nicely with the surrounding
environment.

The property in question is zoned residential I want to live
on the premises and open an antique shop. I have a purchase
agreement with the present owners contingent upon my obtaining
a variance for the property.
The following is a list of reasons upon which this application.
is based.
1. The owners do not have the means nor the desire to stop
the progressive deterioration of the barn. The roof leaks
extensively and the North side has sunk and needs to be jacked
up. Portions of the back of the house are not insulated. 4iany
of the windows in the barn are either broken or completely gone .
I want to buy the property and renovate both the house and barn.
However both buildings require extensive work. In order to
afford to buy the property, make the improvements and manage the
upkeep, I need to have my own small business on the property.
2 . The ,lass. Electric Co . property borders the North side of
this Property and includes ar office building, a large parking
lot and tall glaring lights which illuminate their service
vehicles. This property is zoned special industry.
3 . This particular portion. of Route 9 is not highly populated
and there are only a few abutters within three hundred feet.
4. :1;ithin a short distance on either side of the property
are many small businesses , ie . iass. Electric Co . , Girl Scout
Offices , Lennox Fuel Co. , ^lorence Fool Co. , Beaver Brook Golf
Club, A renovators supply and at one time a Move Co. and an
Auction. Barn .
5. There is room for ample parking and the grounds will be
upgraded by landscaping.

- resent and voting were Chairman Robert C. Buscher, William Brandt, and
Dr. Peter Laband.
Based upon the evidence presented to the Board, the Board made the follow-
ing findings in regard to the petition for a Variance:
1. Chairman Robert C. Buscher found:
A. that the applicant did not meet the Variance requirements
on hardship due to the fact that the property was already
being put to its "highest" use, namely residential and any
hardship suffered by the applicant would be self-imposed
since she was not the owner of the property;
B. that the proposed use would generate additional traffic
on an already heavily travelled road and this would be
a detriment to the public good; and
C. that the property zoned Suburban-Residence abuts a Special
Industrial Zone, but the cutoff point must occur somewhere and
it is the responsibility of the Board to prevent erosion of
residential zones.
Chairman Buscher voted to deny the Variance.
2. Dr. Peter Laband found:
A. that the property is unique because it abuts the Massachusetts
Electric property which is zoned Special Industrial and is
one parcel removed from Hampshire Engineering;
B. that a literal enforcement of the Zoning Ordinance would
create a hardship for the petitioners in that the sale of
the property now owned by the applicant's in-laws is
contingent upon receipt of the Variance, without which the
applicant cannot afford to retain the property in the family;
and
C. that relief may be granted without derogating from the intent
of the Ordinance since the proposed use would have little
impact on the neighborhood, provided the antique business is
confined to the barn area.
Dr. Peter Laband voted to grant the Variance subject to the aforementioned
restriction .
3. William Brandt found:
A. that the property is unique because of the size of the barn
on the premises, but a literal enforcement of the Zoning
Ordinance would not create a hardship for the petitioner
