1. The painted pedestrian way shall be maintained as necessary to maintain a visible pedestrian
demarcation.
2. A 36" wide gap shall be provided In the fence along Gothic Street and shall be centered
approximately between 2 parking spaces.

The Planning Board found:
A.The requested use protects adjoining premises against seriously detrimental uses. The hotel use/annex to the existing hotel replaces
an office use and is consistent with uses desired for the Central Business District Surface water drainage will flow to and underground
infiltrator and into the City's stormdra/n. The hotel will be installing an 8'high privacy fence along the rear of the westerly property
boundary(49 Gothic Street)to prevent impacts to the immediate abutter on this side.Sound and sight buffers and views,light,and air
toward adjoinging property will not be affected.

B. The requested use will not affect the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets. The parking lot will be reoriented and restriped to restrict access to the main hotel parking entry on King Street only. The Gothic
Street curb cut will be gated and only used for occasional maintenance. No new traffic Impacts on the streets and roads in the area will
be created since this is a reuse of an existing structure. A painted pedestrian path from the'annex"to the main hotel will be Installed to
