RE: Northampton 40R Smart Growth Density Bonus Payment
Dear Mr. Schmidt:
Attached are certified copies of the Smart Growth Residential Density Plan and Smart Growth
Residential Density Spreadsheet for Sustainable Growth district at Village Hill. These documents
indicate that the building permits were issued for residential units located within the Smart Growth
Zoning District and the number of building permits that can be issued within each sub - district.
The Sustainable Growth district contains two sub- zones, A and B, as shown on Sustainable Growth
Overlay District map and spreadsheets, included in the original City application with true copies of said
documents attached hereto.
• Sub -Zone A has a maximum allowable density of 16 smart growth units. Currently, the building
department has 3 permits for 3 units within this sub- zone: 38A -118 (39 Olander Drive); 38A-
119(45 Olander Drive); and 38A- 120(51 Olander Drive).
• Sub -Zone B has a maximum allowable density of 140 smart growth units. Currently, the
building department has 6 permits for 40 units within this sub -zone: 38A -105 (Village Hill Road,
Building A -2); 38A -116 (Village Hill Road, Building A -1); 38A -116 (Village Hill Road /Moser
Street, Building A -3); 38A -116 (Village Hill Road /Musante Drive, Building A -4); 38A -115
(Musante Drive, Building B); and 38A -115 (Musante Drive, Building C).
• All of these units permitted are for residential use.
