We do look at the cluster special permit differently in that we are evaluating the quality of open space versus in town developments where the minimum open space is about maintaining pervious surfaces. Sorry for the confusion. I have asked the Building Department to sign off on the review. Did you want that sent back to you or was someone going to pick it up? Thanks, Carolyn • On Thu, Feb 28, 2013 at 11:32 AM, Chelsea Bierkan <cbierkan awoodardcurran.com> wrote: Good morning Carolyn, I have revised the Open Space Plan to reflect your comment yesterday regarding our approach to including the detention/retention pond area as open space. With this modification, the existing open space is 19.53% and proposed open space is 18.83 %. We interpreted this requirement as applying to residential development, not General Industrial. Specifically, it appears the detention/retention pond ten -year storm exclusion comes from Chapter 350 -10.5 Open space residential development Section G. We calculated the percent open space as directed on the Zoning Permit Application; lot area minus building & paved parking, which is consistent with the definition given in the bylaws. In addition, our calculation is consistent with a Zoning Permit Application for this Site filed back in December 2009. I have attached the application and original open space plan for your reference. We did modify the plan slightly to reflect a more accurate existing conditions percent open space, but the original accepted plan did not include detention/retention pond area. Can you please provide clarification regarding detention/retention pond area in regard to open space for a General Industrial Zone? Please let me know if you have any questions.
