Project Proposal January 2013 Page 8 comprising 5 musical groups some local and some from Africa, which lasted well over 3 hours. We believe that the financing of this project will take place in three segments each corresponding to the stage of maturity of this project. In the beginning stages (probably over the first year of the project) it's clear that all preliminary build -out and costs associated with adherence to code will be bome by the seed investors which in this case is Amherst Ventures. Once the word is out and the concept has gained the traction we anticipate, (year 2-4), then the initial seed investments will most likely be replaced by more serious partners or booth residents. Year 5 onward we believe the concept would have reached the maturity it needs to coast without much of a change in concept or vision. By then it would have established itself as a landmark of the city. 5.0 Summary and next steps While it is very clear that this document only outlines the preliminary steps we intend to take and is only the beginning of the process in obtaining all the necessary authorizations we will need before we can open our doors, I cannot emphasize enough that we will need the full support of the City of Northampton for this project to be successful. This document is in fact an instrument to introduce our vision to the City of Northampton. We believe that the city is a business friendly and cultural friendly city and that it will be a strong partner in our venture to realize this project. In short, we want the Mayor and the key officials at City Hall to love our project as much as we do. We would hope that some of that support will be demonstrated in the form of assigning a project coordinator who has the ear of the Mayor and key city officials to help us navigate the sometimes cumbersome administrative hurdles we are likely to encounter. We hope that the city will be open to alternative ways in solving certain problems we may encounter along the way. We have already met with the property owners of 139 King Street and they are as enthusiastic about our idea as we are. Before signing on to a long term lease we will need a clear indication of what the key administrative steps are and would welcome the opportunity to meet with all the officials concerned for this project to take off. 6.0 Contact details of key players: Principals and Investors: • Mr. Nunu Tadesse • Title: CEO, Amherst Ventures 1, LLC • Address: 34 Pine hollow Amherst MA, 01002 The Northampton CAACE - By Nunu Tadesse. Amherst Ventures 1, LLC is a Massachusetts registered company, based in Amherst MA, which began its activities in the Amherst region in December of 2010. Its main objective is to seek out and identify unusual and distinctive business ventures in Western Massachusetts and invest its own finances as well as those of other interested parties in that venture. To date, Amherst Ventures has successfully invested in a boutique Laundromat in North Amherst, is in the final stages of opening a cafe and copy store in the same region and is in the beginning stages of opening up an Ethnic restaurant in Florence, Northampton. Nunu Tadesse is the founder and CEO of Amherst Ventures. A graduate of UMass Amherst and a finance and accounting expert, Nunu has lived and worked in the US, Switzerland and Africa. Nunu's professional career spans from having worked in the field of audit and accounting with Price Waterhouse in Switzerland to being the CFO of a European based Venture capital Firm to having worked alongside subsistence coffee farmers in Africa in conjunction with a Gates Foundation funded NGO in Ethiopia. Along with Nunu Mr. Bathie Pouye will also engage in this venture. Mr. Bathie's credentials are already known to the city of Northampton where he has already contributed to the successful organization of African musical cultural shows in the region. Mr. Bathie is a very well known promoter of ethnic musicians in the region and is even more famous in his native Senegal. Mr. Bathie's most recent successful event was the African concert organized at the Northampton Music Academy where over 500 people attended to watch a spectacular event The Northampton CAACE - By Nunu '1 adesse. Where as we would provide the basic design concept to the booth, the ultimate booth resident will determine how the booth will look in accordance with the residents business concept. Each booth will be either a 10X 10 or a 10X 20 foot booth. An artist's rendition of what one may look like is illustrated above. • ? r } M ' ' 3 The back section (concert area) is carpeted, clean, heated and air - conditioned and well Tight. There already exists a means of egress leading out to the back garage. This space may also be used fora permanent display of Afro /Caribbean art and sculpture when there are no events scheduled there. This could be a great venue display the works of up and coming stars from the region. We may also take on sculpture ar art from regional /national museums or galleries on a loan basis for display. Some of the renditions below illustrate this potential use. Project ct Pro P oral January 2013 Page 5 The Northampton CAACE -iffy Nunn 1 adesse. MOO Y Y . 1 7a .: AM1"R . e v The . Project Proposal January 2013 Page 3 Permanent display booths. The permanent displays of artifacts would be housed in permanent booths inside an exhibit hall. The booths would be rented out to any organization (for profit or otherwise) who best felt that their specific artifact or cause would get a good reception from the public assembled in our exhibit hall. Some examples of the type of permanent displays in booths would include Imported African clothing or jewelry for sale, a local African restaurant may have a permanent display for food and drinks at its booth while another booth may be the subsidiary of a local cafe which promotes sustainable and free trade coffee harvested in East Africa, while another may be a Travel agent specifically selling trips to the Caribbean or Africa. We estimate there to be no more than 16 booths (8 on each side of the exhibit hall). The central hallway of the exhibit hall would be left clear to enable a free and uncluttered flow of foot traffic throughout the day. Occasional venues It's important that a single large event on a weekly basis take place in the exhibit hall in order to attract the necessary number of interested people to the venue and maintain their interest during the remainder of the week when there are no scheduled large events. Along with my colleague Mr. Bathie, a very well known music promoter and a person who has access to a very diverse , ethnically rich and mature musician pool, we believe that at least one cultural music event should be shown a week which will bring in about 75 -100 people between say 7pm and 12am during the week -end. In addition to that, we believe that at least one other cultural event a week such as a play, a poetry reading or a fashion show which will bring in similar number of people is essential to maintaining the level of interest to keep people coming to the exhibit hall throughout the year. It's extremely important to emphasize that both the permanent display booths and the occasional venues are an integral part of the whole concept. They are in a symbiotic relationship and it's clear that in our business model, one cannot work well without the other. 3.0 The Premises After nearly two years of scouting the area to find an appropriate location, we believe that the premises located on 139 King Street, currently managed by Hampshire Property Management Group would perfectly suit the needs of this project. This 12.7 thousand square foot premises (formerly a furniture store) offers us the space and the location to realize our objectives. the Northampton CAACE - By Nunu Tadesse. Project Proposal January 2013 Page 2 1.0 The Opportunity Northampton has always been considered the cultural diversity capital of Western Massachusetts. People from all walks of life work and live in harmony in this great city. In Northampton one can start their day with a fine Moroccan coffee accompanied by a delicious spicy samusa, stroll through main street, pick up a few bottles of Chilean Cabernet sauvignon and a wonderful half melted block of French brie, have a extraordinary Indian chicken curry for lunch, spend the afternoon at The Northampton Brewery discussing important things such as whether Calvin Coolidge or Amelia Earhart was the greatest citizen of our city all while contemplating a light evening meal of superbly sliced Ahi Tuna at Osaka Japanese restaurant. The approximately 70,000 residents of Northampton and its immediate surroundings constitutes a formidable pool of diverse, sophisticated, residents who have rightfully demanded that the city provide them with constant, new and interesting sources of divertissements. While the diverse restaurant scenes has gone a great distance to accommodate these demanding residents, and the Three County Fair has also contributed to a lively and rich environment (for about a week in the summer) our opinion is that an all -year round, indoor Cultural Center, with the focus on Afro/ Caribbean culture, Art and Entertainment would significantly enhance the already rich cultural melting pot which is Northampton in a way which does not exist in the city today. As a graduate of UMass (1988) and a European- African myself, I have had the privilege of having lived and worked in the Northampton /Amherst region of the Pioneer Valley. I am quite aware of the unique circumstances of this area demonstrated by its rich cultural diversity and heritage. That is the main reason I have chosen to move my family back to the region of my alma matter and invest in what I believe is a true opportunity for the city of Northampton to really establish itself as the uncontestable capital of culture of Western Massachusetts. A true gathering place to share cultural ideas, expose Afro /Caribbean Art and engage in entertainment venues such as musical concerts and fashion shows by Afro /Caribbean artists, would definitely cement this title for the city. 2.0 The Vision The vision is one where we would be able to secure a premises, in the city of Northampton, large enough to accommodate both a permanent display of cultural artifacts for perusal and purchase and as well as an occasional venue for gatherings such as cultural music shows, fashion shows, poetry readings and similar entertainment forums.
