This tract of land is currently owned by Stanley Boszko of 110 Florence Road in Easthampton, MA and can be found in the Hampshire County Registry of Deeds Plan Book #168, Page 193. The 14.212 acre tract of land was surveyed by Almer Huntley, Jr. & Associates, Inc. on May 19, 1987. ` We realize that due to the necessary length of the driveway, and building site location_, more than 1 -acre of land will need to be disturbed in order to achieve our goal of constructing a single family residence. We expect this disturbance (including the driveway, leach field, and building site) to be more than 1 acre, but less than 2 acres. We are now in the process of obtaining a preliminary topography survey and driveway layout by a licensed environmental engineer to confirm that we can meet the city requirements with regard to maximum slope, etc. We understand that a separate storm water management plan will be required by the Northampton Department of Public Works, and will submit that plan after determining that this lot is indeed considered to be buildable. Based on discussions with Carolyn Misch, we would like to confirm that this piece of land does meet the MA Statutory Exemption (Zoning Act MGL Chapter 40A, Section 6) that would allow for the construction of a single- family residence. Although the cumulative road frontage far exceeds the minimum Rural Residential zoning requirement of 175 feet, there is a separate lot that fragments this frontage.
