Building E shall be located five feet from the adjacent Building D. To satisfy the code requirements of exterior walls, IBC Table 602, the east exterior wall of building D's east wall shall be reconstructed to meet a 1 -hour rated Fire Wall per IBC 721.6.2, rated for exposure from both sides of the wall per 705.5. In addition, Building E's east wall, where adjacent to Building D and 18" beyond, shall be a 1 -hour Fire Wall, rated for exposure from both sides (IBC 705.5. and Table 602) 7. The wall between Building E and the breezeway to the north may have no fire rating (IBC Table 602) Fire Protection Provisions: Building E, as a relocated unit of the existing 90 Pomeroy Terrace Condominiums, is considered a separate Fire Area that includes the breezeway south of the existing Building A. IBC 903.2.8 specifies that an automatic fire sprinkler system shall be provided throughout all buildings with a Group R Fire Area. 1. This provision applies only to the new construction, as the existing structures are separated by fire /party walls from the proposed structure. 2. No automatic fire sprinklers are required in the adjacent existing structures. 3. The sprinkler system shall be designed per NFPA 13R (IBC 903.3.1.2) 4. Quick- response heads shall be used in the dwelling unit (IBC 903.3.2) 5. The domestic water supply may be used as the source for the sprinkler system per 903.3.5.1.1, provided the entire system has fewer than 20 heads and the water supply is designed per NFPA 13, or 13R. Alternatively, a separate water service may be provided for the sprinkler system. Backflow prevention devices as approved by the City of Northampton Water bureau shall be installed to isolate the fire sprinkler system from the town or the building's domestic water supplies. 6. Sprinkler System supervision is not required, assuming that the system is fewer than 20 heads (IBC 903.4 exception 2). However, a water flow alarm bell must be installed on the exterior of the building per IBC 903.4.2. 7. Automatic Fire Protection systems shall be designed by appropriately licensed designers, and the designs shall be reviewed and permitted by the Authorities Having Jurisdiction before installation. Fire Alarm and Detection Systems Provisions: Fire alarm and detection devices shall be installed per IBC 907 in Building E, and those devices shall be tied into the existing fire alarm system at 90 Pomeroy. The existing fire alarm panel will be modified to accept the additional addressable zones and fire protection system monitoring points, if required.
