The proposed redevelopment will consist of demolition of the existing ±90,130sf Kollmorgen facility and construction of (2) new automobile dealerships, Northampton Volkswagen (18,421 sf) and Country Hyundai. (17,812sf). The proposed project will include earthwork, new utility services (sewer, domestic water, fire protection, electrical, telephone /data, gas) and a stormwater management system, new paved parking areas, site lighting and improved landscaping. As shown on the enclosed zoning permit application, the proposed project will significantly increase green space throughout the site and the overall impervious areas will be decreased. The proposed building construction will be non - combustible, Type I13 per the Massachusetts State Building Code. Both buildings will have concrete floor slabs on grade with associated foundations and footings, pre - engineered metal building structural systems, exterior walls consisting of a mix of composite exterior wall panels, vertical metal panels, masonry block, windows and doors and a membrane roof. Construction will also include interior finishes and mechanicals, such as heating and ventilation, sprinkler system, fire alarm system, electrical and lighting systems, and plumbing. The facilities will be utilized as new car dealerships and will have ancillary uses such as used car sales, service and parts storage. Per the Massachusetts State Building Code, the use groups will be B, Business, S -1, Moderate Hazard Storage and S -2, Low Hazard Storage. This use appears to be an allowed use in the Highway Business Zoning District per Section 350 -5 of the Zoning Ordinance that will require site plan approval with the Planning Board.
