502.4.7 Vestibules: Building entrances that separate conditioned space from the exterior shall be
protected with an enclosed vestibule, with all doors opening into and out of the vestibule equipped with
self - closing devices.
• All building entrances that separate conditioned spaces from the exterior have vestibules that
meet the requirements of this section.

502.4.8 Recessed Lighting: Per specifications, all recessed lighting in vestibule spaces will be IC -rated
and labeled as meeting ASTM E 283 when tested at 1.57 psf pressure differential with no more than 2.0
cfm of air movement from the conditioned space to the ceiling cavity. All recessed luminaires shall be
sealed with a gasket or caulk between the housing and interior wall or ceiling covering.
502.5 Vapor Retarders
The use of a vapor barrier at exterior walls that employ cellulose insulation is not recommended
by cellulose insulation manufacturers.

502.4.0 Air Barriers The building envelope shall be designed and constructed with a continuous air
barrier to control air leakage into, or out of the conditioned space.
• Per specifications and design details the air barrier will be continuous around the building
envelope with all joints taped with manufacturer's approved tape to provide a continuous
air barrier at exterior walls. Additionally, a continuous air barrier membrane will be
provided at the second floor ceiling, joints will be lapped and sealed as required.

502.4.0.1 Air Barrier Penetrations
The following Air Sealing has been called for in the drawings and/or specifications:
• Seal all cracks and joints with caulk and joint fillers.
• Caulk joint at interior between window and door unit sills and rough opening.
• At Windows and Doors - Spray foam, non - expanding
• Provide 4" thick closed cell spray foam coating at band joists.
• Seal all wall plates top and bottom two beads per sill plate.
502.4.1 Window and Door Assemblies: The air leakage of window, skylight and door assemblies that
are part of the building envelope shall be determined in accordance with AAMA/WDMA/CSA
101 /I.S.2 /A440, or NFRC 400 by an accredited, independent laboratory, and labeled and certified by
the manufacturer. Window and skylight air leakage shall not exceed 0.2 cfni/ft2 at 1.57 pounds per
square foot (psf) (75Pa), or 0.3 cfm/ft2 at 6.24 psf (300 Pa). Door assembly air leakage shall not exceed
0.3 cfm/ft2 for all other products at 1.57 psf (75Pa).
• Proposed window and door assemblies will meet these requirements. There are no skylights.
502.4.2 Curtain Wall, • Storefront Glazing and Commercial Entrance Doors.
• All storefront and commercial entrance doors will be tested for air leakage at a pressure of at
least 1.57 pounds per square foot in accordance with ASTM E283. The curtain walls will not
exceed the maximum leakage rate of .06 cubic feet per minute per square foot of fenestration
area and the glazed swinging entrance doors will not exceed 1.00 cubic feet per minute per
square foot of door area when tested in accordance with ASTM E 283.
502.4.3 Sealing of the building envelope

(IECC) 2009 with Massachusetts Amendments (780 CMR 115.AA).
CHAPTER 5 ADVANCED COMMERCIAL ENERGY EFFICIENCY
501.2 Prescriptive Option for Buildings from 5,000 to 100,000 sq. ft. Buildings from 5,000 to
100,000 sq. ft., and additions to such buildings greater than or equal to 30% of the existing conditioned
floor area where the addition has its own heating system, shall comply with the requirements in sections
502, 503, 504, 505, and 507.
Compliance with section 507 requires complying with any ONE of the following prescriptive options:

The Planning Board voted to approve the Site Plan for a new two story mixed office/commercial building based on the information
submitted with the application and the following plans:
1) The Gatehouse Lot 18 Site Plan Review Set Sheet L1 -L7 By The Berkshire Design Group, Inc dated 8 -16 -2012. Sheets A2 -1 and A2 -2 by
Kuhn Riddle Architects dated 8-16 -2012.
The Board approved the permit upon making the following findings:
(1) The requested use protects adjoining premises against seriously detrimental uses. The use are allowed in the district and is
consistent with the recently adopted changes to the Planned Village district zoning.
(2) The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets, minimize traffic impacts on the streets and roads in the area. The use will have a single curb cut to serve this lot and a future lot

1) Planning Board — Major Site Plan Approval Decision — we'll be recording this on 10/11/12.
2) PB Decision (3) three conditions — all are in the works and we'll forward documentation of
compliance as soon as we receive it. On the Stormwater O &M, the draft is at Doug McDonald
for review & comment.
3) Water & Sewer Availabilities — applications are at the DPW
4) MEP Controlled Construction Affidavits —this project is design /build. MEP subs will provide
stamped drawings and affidavits. We'll forward them to the bldg dept as soon as we receive
them. As of now, Lindgren & Sharples is doing the electrical design work for M &S Electric.
Plumbing, HVAC and Fire Protection will be forthcoming.
5) Property ownership by New Harmony Properties LLC — closing is expected on 11/1/12.
The bus shelter work and new signage to be permitted separately.
