Enlarge an existing bedroom by modifying 2 interior walls of a first floor bedroom in the 2 -story section. Walls will be re- organized to modify the entrance into the bedroom. 10. Enlarge an existing bathroom on the second story of the 2 -story section, turning the bath into a full bath supported by the addition of a tankless hot water heater . Interior wall framing will be accomplished to support the plan details for a utility closet and bedroom closet. Howard Lederman Residence Proposed Work: This application for a building permit is for Phase 1 of a 2 -part single residence home renovation. Phase 1 is focused exclusively on upgrades to the 2 -story section of an existing structure. At some later date, a separate application for a building permit will be submitted with a focus on an addition to the existing structure. The design plan (drawings) that is submitted for this building permit reflects the entire plan, both phases. The homeowner is serving as the general contractor for this project. Qualified subcontractors will be used throughout the project and all work will be accomplished consistent with MA building code. For each subcontractor that is selected to perform the work, an updated workman's compensation affidavit and Home Improvement Contractor's registration number will be submitted to the City of Northampton Building Department. Phase 1 Plan (for this building permit): The existing residential structure includes both a 2 -story section and a single -story section. All of the proposed work will take place within the 2 -story portion of the residence. The existing 2- story structure is currently not a true 2 -story, but rather is a modified "salt -box" style. This project will convert the modified "salt -box" to a true 2 -story "colonial" style structure and will add approximately 142 square feet to the residence. The additional square footage will come from added height of the structure, not by adding to the building's footprint. Throughout this renovation project, the intention is to enhance the energy efficiency of the house where there is opportunity to do so. The proposed renovation work will include: 1. Rebuild the entire South Wall of the 2 -story structure, and raise the wall approximately 3 feet to meet the true 2 -story intention. The existing south wall is in poor condition. 2. Rebuild %2 the North Wall of the 2 -story structure, from the plate up to the roof trusses, raising the wall to meet the 2 -story intention. 3. Reframe portions of the East and South wall of the 2" story to meet the new rooflines. 4. Remove the existing roof structure of the 2 -story and replace with new engineered roof trusses, new roof finishing. 5. Replace all existing windows with energy efficient windows on both floors of the 2 -story section. 6. As the building envelope work allows, new insulation and energy efficiency enhancements will be incorporated throughout. 7. Remove existing siding of the 2 -story section and replace with new siding and trim. Please note that the plan detail calls for a porch /deck in front of the 2 -story section, south elevation. The porch /deck will not be pursued in this phase; it will be a part of the 2 " phase of the project. 30. Dwelling /Garage fire separation. A final HERS evaluation confirming code requirements have been met including duct testing. c. A signed copy of the Thermal Bypass Checklist. d. Energy information including mechanical equipment posted on the electric panel. e. Remodeling and Additions can be completed in accordance with IECC 2009 with Energy Star Windows and the Thermal Bypass Checklist. Duct blast testing when practicable. f. All band joist insulation must be enclosed within an air tight cavity, which you must create. 32. Vapor retarders. Although these are still in the code have exceptions, one must understand that there is a difference between a vapor retarder or barrier and an air barrier. An air barrier is intended to stop air flow (convection) a vapor retarder or barrier is intended to stop molecular moisture transfer (diffusion). A vapor retarder or barrier is effective even if there are some holes or gaps, however an air barrier has to be absolute and complete. If air can leak through an electrical device or through a crack it follows the path of least resistance and carries 99% of the moisture in a structure. This is evident every time one exposes fiberglass insulation and finds black insulation, which is dirt filter out of the air moving through the insulation. 780 CMR R601.2 for vapor retarders and Table N1102.4.2 for air sealing requirements. 33. Unvented attic assemblies. Hot roofs are allowed, but have specific requirements 780 CMR R806.4. 34. Additionally, MGL chapter 152, §25C(7) states "Neither the commonwealth nor any of its political subdivisions shall enter into any contract for the performance of public work until acceptable evidence of compliance with the insurance requirements of this chapter have been presented to the contracting authority."
