Tierney, Architect & Member of CBAC Date: 4/15/2009 Re: 77 Pleasant Street Northampton, MA This memo is to serve as a summary of the items discussed at 77 Pleasant Street on April 13` 2009 regarding the proposed parapet wall repairs. Those present include, The Owner, Shaun Herbert., Tony Belanger, Belanger Masonry Corp., Anthony Patillo, Northampton Building Commissioner; Peg Keller, Northampton Housing & Community Development Planner; Bob Walker, Construct Associates, General Contractor and Member of the CBAC, Aelan B. Tierney, Kuhn Riddle Architects, Architect and Member of the CBAC. All present reviewed the collapsed portion of the parapet wall as well as the remaining standing portions of wall. It was well noted that the remaining wall is in immediate need of repair. Tony Belanger proposes to remove the existing stone cap from all walls as well as the top course of corbelled brick. The top course of brick will be salvaged and re -used to rebuild the parapet walls in those locations that need to be removed and re- built. Mr. Belanger notes that some portions of the wall are stable enough to be re- pointed and reinforced and are not required to be re- built. New wall sections will be rebuilt to include the arched detail on the exterior facade of the parapet wall. Mr. Belanger notes that it is best to use the existing brick in rebuilding the new sections of wall as well as repairing other sections as it is important to match the existing brick strength and composition as well as its appearance. As only the existing brick will be used, the brick portion of the entire parapet wall will be one course shorter than the existing wall and will not include the upper most brick corbel detail. It was noted that this last course of brick in some locations projected beyond the stone cap disrupting the drip edge effect of the cap and creating a "shelf" for water to infiltrate the wall. The existing stone cap will not be re- installed as both the owner and mason feel that the material is too heavy and porous to serve as an appropriate weather proof cap. In lieu of the stone, Mr. Belanger is proposing to provide a built - up pressure treated wood cap that is anchored into the brick wall and wrapped in metal cladding to match the approximate scale and color of the existing stone. Drip edges will be provided on both sides of the parapet wall. The south -east corner of the parapet which is higher in elevation than the remainder of the parapet and has a different brick detail will be removed and rebuilt to match the existing detail in proportion to the revised parapet wall height. The crenulated cap detail will be replicated with rectangular forms in lieu of the slightly curved details, as it is not possible to replicate the curves in metal fabrication. In addition to the parapet wall repair, the entire roof is to be re- roofed. The new membrane roof will be flashed up the entire inside face of the brick parapet wall. As part of the roofmg contract, cap flashing will be provided over the horizontal brick corbel band that lies just below the arched detail of the parapet wall on the exterior face. The existing corbel detail also creates a shelf for standing water to infiltrate the exterior wall and the cap flashing will divert that water.
