The additional load from the ballasted PV system increases the demand - capacity ratio by less than 10% of the existing load on the lateral load carrying structural elements; therefore the existing building does not need to be altered for lateral loads. V. FINDINGS /CONCLUSIONS The reserve capacity for additional loads on the roof was found to be 21.07 psf which is greater than the actual Solar Panel Array load of 6.21 psf provided by Schott Solar which includes the solar panels together with the associated framing and ballast proposed in the Schott upgrade plan (Appendix B). Therefore the existing structure is considered adequate for the additional gravity load together with the snow load per code. Roof Loading Assessment July 2012 Page 6 of 7 IV. STRUCTURAL ANALYSIS Design Criteria International Building Code, IBC 2009 as amended by Massachusetts State Building Code 780CMR, 8 edition. International Existing Building Code, IEBC 2009. American Institute of Steel Construction, AISC 13` Edition The addition of the roof mount PV arrays on the existing building has been evaluated in accordance with the International Existing Building Code IEBC 2009 as amended by MBC 8 edition. The conclusions of that evaluation are outlined below: - EXISTING BUILDING EVALUATION PER IEBC 2009 Classification of the work The addition of the PV arrays on the roof is classified as "Alterations — Level 2" per section 404.1 "... installation of any additional equipment ". The alteration has been evaluated per the "Work area compliance method" per section 101.5.2 of IEBC 2009. Section 707.4 "Existing Structural elements carrying gravity load" Alterations shall not reduce the capacity of the existing gravity load - carrying structural elements unless it is demonstrated that the elements have the capacity to carry the applicable design gravity loads required by the International Building Code. Existing structural elements supporting any additional gravity load as a result of the alterations, including the effects of snow drifts, shall comply with the International Building Code. The addition of the PV arrays on the roof was found to increase the gravity load by more than 5 percent; therefore additional analysis for gravity load is deemed required. BMC Engineering carried out an analysis of all relevant structural elements affected and found all members to be adequate for the additional gravity load as well as the snow load per code. In addition the reserve capacity of all structural members affected by the proposed installation of solar modules was calculated. The results of the analysis are included in Appendix A attached. Roof Loadings The existing dead loads for the roof were calculated based on the Weights of Building Materials Table in the AISC Manual, Table 17 -13 as well as reference data from specific manufacturers. Roof Loading Assessment July 2012 Page 5 of 7 damage or deteriorations to structural members, evidence of structural modifications or repairs, and any other condition that would influence the loading or capacity of the existing roof framing. Task B- Structural Analysis and Assessment BMC structural engineers conducted a structural analysis and assessment to determine the state of stress and deflection for all roof and other relevant structural members that will be affected by the proposed loading from the solar panel systems. This analysis used Allowable Stress Design (ASD) procedures for the analysis of all structural members. Task C- Preparation of Draft Report This report provides written documentation of our investigations and conclusions regarding the capacity of the roof to support the installation of the ballasted solar panel system. All applicable code requirements, design criteria, and structural design calculations prepared for this project are included for record. Limitations This report is solely for use by our client, NexAmp Inc., expressly for his purposes of determining if the proposed retrofitted PV system meets the requirements of the building code. The report relates only to the adequacy of the existing roofing and roof framing to carry the additional imposed loads of the proposed additional ballast as well as the existing solar array. It is not to be used by any other party for any other purpose. The inspection of the existing structures is limited to visual observations. No roofing cores were taken to confirm roofing thickness. III. SITE INVESTIGATIONS Existing Structure The roof supporting the solar panels is approximately 75 feet by 140 feet comprising a two story school building. The roofing system under the PV array consists of a white PVC roofing system on rigid insulation on 1 ' /2" (20 gage) metal roof deck. The roof deck is supported by structural steel joists bearing on steel beams. The steel framing beams are supported by steel columns which transfer all gravity loads to grade. The exterior perimeter walls are brick facade. Conditions /Observations At the time of the inspection the air temperature was approximately 65 ° F and it was sunny. In the proposed areas used for the solar panels, no visible signs of active water damage or degradation were observed on the underside of the roofing. The roof framing appeared to be performing adequately with no signs of excessive deflection. There are miscellaneous areas throughout the roof where PVC repair patches have been made. These repairs were generally carried out around equipment penetrations through the roof and at seams in the membrane. The exterior of the building was inspected with no apparent defects visible. There were no apparent signs of settlement found in the existing foundation. Roof Loading Assessment July 2012 Page 4 of 7 I. A solar panel array has already been installed on the existing roof. The array is being upgraded by adding ballast to the existing array footings. This report relates to the adequacy of the structure in regard to the additional ballast as well as confirming the original array together with the proposed ballast meets all provisions of the building code.
