The intent of this project is to renovate the existing barn, and finishing the 2" floor. The primary structural design criterion for the floor is a Live Load of 40 psf, for residential occupancy. The existing joists are full dimension softwood lumber joists, 2" wide by 6-%" deep spaced at 22 inches centers. Overall, the plan is 22' by 28'. The joists are a full 28' foot long, being supported at midspan by a 7 "x7" timber. Assuming #1 grade Eastern Softwood lumber, the maximum span in this condition would be a little over 11 feet. This means that either the joists must be reinforced, such as by sistering, or be reduced in span with additional carrying beams. The latter approach appears to be more economical. In order to best fit in the first floor space, new columns for these beams would be placed 32" to 36" from the endwalls. One the north side, there would be two interior posts, resulting in three beam spans of about 7' -4 ". In this case, the beam would be at least a triple 2x10. On the south side, there is to be a new stair, so that there would only be two spans of about 8' -4 ", requiring a triple 2x12 beam. The existing center timber should be supported with two interior posts, similar to the north- side beam. All posts may be supported on 3 -` /2 "diameter concrete - filled pipe columns (Lally or equal), and should have footings. The state defines "Homeowner" as, " Person(s) who owns a parcel on which he /she resides or intends to be, a one or two family dwelling, attached or detached structures accessory to such use and/or farm structures. A person who constructs more than one home in a two - year period shall not be considered a home owner." The building department for the City of Northampton wants any person(s) who seek to use the home owner exemption, to act as their own construction supervisor, to be aware that by doing so you become responsible for compliance with state building codes and regulations. The inspection process requires that the building department be called to inspect work at various stages, which include foundation/footings (before backfill), sonotube holes (before pour), a rough building inspection (before work is concealed), insulation inspection (if required) and a final building inspection. The building department requires these inspections before the work is concealed, failure to secure these inspections can result in failure to obtain a certificate of occupancy until the work can be inspected. If the homeowner hires other trades to perform work (electrical, plumbing & gas) the homeowner will be responsible to make sure that the trades hired secure their proper permits in conjunction to the building permit issued, and that they get their required inspections.
