Please find the enclosed Zoning Permit Application for the currently distressed and
vacant property located at 285 Prospect Street in Northampton. I would like
demolish the old buildings except for the "cottage" (former restaurant) and connect
that building to a new building on the footprint of part of the old buildings and turn
it into a single family dwelling with an office in the cottage for an occupation from
home. This cottage might in the future be used as an accessory apartment for my
mother -in -law but this is tentative at best.
I would have two parking spaces on the paved area in front for clients and a
driveway. The dirt /gravel driveway that goes to the rear would be replaced with a
drive to a side entry with one parking space and the rest would be replaced with a
grass yard on the sides and the rear with a deck attached to the rear of the building,
approximately 12' wide x 35' long. The yard would be fenced in.
I would like to know if it were possible to have a circular drive in the front of the
house so one could enter and exit onto Prospect Street.

the surveys attached.

Dear Mr. Greenwald,
I have reviewed the zoning permit application submitted on July 9, 2012. I have approved the
application as presented.
The approved plan proposes replacing a portion of the existing non - conforming structure with a
single family dwelling. The new structure must not exceed the footprint of the existing structure. The
site plan includes closing all but 15 feet of the existing curb cut on Prospect Street; the remaining curb
cut must be at the eastern end of the existing cut. No other curb cuts are allowed. The site plan shows
61% open space; the minimum allowed would be 50 %. The plans, as submitted, show a single family
dwelling. An accessory apartment meeting zoning ordinance requirements would be allowed but the
plan, as approved, do not meet those requirements. Any home occupation would need to meet the
current zoning ordinance requirements.
