At some point during original construction the decision was made to add six "maid's quarters" rooms to the attic space on the courtyard side of the building. This deviation from the original drawings relocated the access stair off of the rear stair and a second means of egress was provided by extending a fire escape from grade to the fifth floor. In 1994, the buildings bathrooms were renovated and an accessible ramp added to the connector with power assisted entry doors to each building were added to provide barrier free access to the first floor. Window replacement in Northrop was undertaken as an independent project, but the original windows remain in Gillett. Each building has a functioning kitchen and dining area that is open to the wider campus community. Upgrades to finishes and modest kitchen improvements were planned for these areas, but, ultimately postponed in anticipation of the infrastructure improvements planned for this upcoming summer (2011) construction cycle. New built- in copper gutters were installed, copper flashings replaced, and soffits were repaired during the summer of 2010. Window replacement in dormers was also completed as part of this work. In August of 2010, the buildings were surveyed and existing conditions documented. In addition program requirements and building deficiencies were identified. The definition of the project scope included the following baseline objectives: 1) Address MEP deficiencies, 2) provide building envelope improvements, 3) refurbish finishes, 4) address accessibility deficiencies, 5) improve egress from the fifth floor by eliminating the fire escape and 6) incorporate proposed kitchen / dining improvements. Further, any proposed interior work needs to consolidate interior demolition and minimize cutting and patching procedures since the building survey identified an asbestos content in the plaster that requires this work to be completed under containment. The first three objectives (MEP, building envelope and finishes) were given first priority to be addressed under any project scope. Addressing the second three (accessibility improvements, fifth floor egress improvements and dining/kitchen improvements) will each involve some level of interior and exterior renovation. Accessibility issues include lack of access to the laundry located in the basement and only two accessible student rooms. The improved egress for the fifth floor will be accomplished by extending the main stair and requires reconfiguration of the fifth floor and exterior modification to the dormers and removal of the fire escapes. Proposed Building Improvements: 1) Replace windows including aluminum panning of existing trim in Gillett House. 2) Add aluminum panning to windows in Northrop- (option for replacement of windows alt. 3) Provide 2 hour enclosure for emergency power in Gillett House. Relocate existing emergency power to new 2 hour enclosure in Northrop House. 4) Modify existing bulkheads to provide egress door from the basement directly to the exterior. 5) Seal and insulate attic and under -eave areas on fourth and fifth floors. 6) Add standpipes to sprinkler systems and replace heads. 7) Replace steam heating with hydronic heating system with individual room control. 8) Replace fire alarm systems. 9) Replace feeders and panel boards to each floor. 10) Upgrade electrical service to Gillett House. 11) Replace all lighting with new. 12) Replace existing exposed wire mold wiring and eliminate vertical wire mold in student rooms. Proposed Renovations: 1) Install new elevator to meet minimum accessibility requirements. The proposal is to extend the elevator to the fourth floor rather than all five floors 2) Renovate basement lounge space to include accessible laundry, kitchenette and improved social space with finish and ventilation upgrades. 3) Eliminate the kitchen in Northrop House and replace with new student rooms and a shared shower room.
