We assume all pre- existing conditions to be sound, any additional damage that is . found will be addressed

We hereby propose to perform remodeling and/or repair work upon the above mentioned premises per the
following description, scope, allowances, exclusions and general conditions.
INTERIOR RENOVATIONS:
Scope of work: Renovate living room and stairway to open space and expose stairway to second floor.
❑ Protect interior living space from dust and debris.
o Seal off dinning room and second floor from work area.
o Provide city of Northampton building permits.
❑ Demo and remove interior wall sections per plan.
o Provide temporary support as needed.
o Demo and remove drywall on ceiling so as to access framing.
❑ Remove old blocking.
o Remove existing handrail and balusters and save.
o Demo and remove oak strip flooring in areas of old wall sections.
o Jack up area of first floor under stairs so as to straighten it out.
o Provide and install one (1) new 3" steel cement filled lolly column with steel plates in new area of
support.
o Additional framing in basement, if necessary, is not included.
❑ Cut wall section at stairway back 10' -10" ( + / -) off front wall.
o Add Framing in first floor ceiling to support second floor.
o Demo and remove eight (8) oak stair treads and front risers.
o Reframe wall section at side of stair.
o Demo pocket door to dining room and widen opening.
o Frame new wall section around chimney.
o Provide electrical services to install new switches, receptacles, and recessed lighting
per plan, by sub.
o Patch in 1 /s" drywall on ceiling and walls.
❑ Scrape /sand ceiling and remove texture.
o Tape drywall patches and skim coat ceiling.
o Sand ceiling and walls.
❑ Prime ceiling and wall patches.
o Provide and install one (1) new fiberglass stain grade entry door.
❑ New door and jamb to be installed in existing location at front of house.
o Stain door slab with fiberglass stain kit.
o Remove exterior and interior casing around door unit.
o Demo door and frame and remove from site
o Door to be 3' -0" x 6' -8"
❑ Drill for passage set and deadbolt.
o Aluminum bronze colored threshold and a 6 1/4" jamb.
o Trim out exterior of new door to blend with existing trim.
o Exterior trim material to be white PVC.
o Door swing to be left hand in swing.
o Replace trim piece under doorsill on the exterior.
o Insulate around new doorjamb.
o Trim out interior to blend with existing trim.
❑ Clean excess caulk/sealant from door.
❑ Install existing lockset and deadbolt.
❑ Remove existing carriage light.
