UNALTERED DWELLINGS ALL one and two family homes must be equipped with, at minimum, approved battery powered smoke and carbon monoxide detectors in accordance with Massachusetts General Laws and the Board of Fire Even if no work (or a minor renovation) is done, all residences must be equipped with either approved monitored battery powered smoke detectors or approved primary power smoke detectors and carbon monoxide detectors in accordance with Massachusetts General Laws and the board of fire prevention regulations: > A smoke detector shall be installed on each level of habitation and on the basement level. D An approved smoke detector shall be installed on the ceiling of each stairway leading to the floor above, near the base of, but not within each stairway > An approved smoke detector shall be installed outside each separate sleeping area. Carbon monoxide detectors are required in all one and two family dwellings if there are ANY appliances or devices that produce carbon monoxide, or if there is enclosed parking within or attached to the dwelling. Appliances or devices that produce carbon monoxide include furnaces, area heaters, water heaters, stoves, ovens, fireplaces or generators that utilize organic or fossil fuels to produce heat or energy. D Carbon monoxide detectors shall be located in each level of each dwelling unit, including habitable portions of basements and attics but not including crawl spaces. > On levels with sleeping areas, the detectors shall be installed in the immediate vicinity of the sleeping area but not more than 10 feet from any bedroom door. D Approved carbon monoxide detectors may be battery- powered ac plug -in with battery backup, ac hard wired with battery backup, low voltage wireless or combination smoke and carbon monoxide detectors with battery backup. D Carbon monoxide detectors must be installed in any room or space containing an unvented gas appliance D Any dwelling with a sidewall vented gas appliance must have a 120 volt hard wired carbon monoxide detector installed on the same level as that appliance. Two FAMILY DWELLINGS There are additional requirements for the common spaces of multi - family dwellings: > Each dwelling unit must be equipped with the smoke and carbon monoxide detectors required for the same category (new, extensively renovated or existing) of single family dwelling. D Dwelling unit smoke detectors must sound only within the dwelling unit D All common areas must be equipped with smoke detectors on each habitable level D There must be a smoke detector in each common hallway, outside each dwelling unit door. D There must be a smoke detector near the base of each common stairway leading to an occupied level > If the smoke detectors are of the 110 volt multiple station type, there must be a heat detector with audible alarm on every level of each dwelling unit. If smoke detectors are of the system type, there must be an alarm notification device on every level of each dwelling unit. > There must be a carbon monoxide detector in any common basement areas. Always refer to the current edition of the applicable statute, code andlor regulation for precise language. The Board of Fire Prevention Regulations and the Massachusetts State Building Code mandate permit requirements for the installation and replacement of certain types of smoke and carbon monoxide detectors. Consult your local Building and Fire Departments before installing, replacing or removing any detectors. ALL residential use buildings or structures in Massachusetts are required to have smoke detectors. Virtually all residential buildings or structures are also required to have carbon monoxide detectors. Detectors must be installed and maintained in accordance with general laws and regulations. The following is a summary of the various laws and regulations, as of January 1, 2008. NEWLY CONSTRUCTED OR SIGNIFICANTLY RENOVATED DWELLINGS All newly constructed or significantly renovated one and two family homes must be equipped with approved, interconnected primary powered (hard wired), approved system type or approved wireless type smoke, heat and carbon monoxide detectors in accordance with the board of fire prevention regulations and the state building code: D All smoke detectors must be of the photoelectric type, regardless of location; basic ionization type smoke detectors are not approved. Smoke detectors that contain BOTH ionization and photoelectric sensors are permitted. > Combination smoke and carbon monoxide detectors are permitted, provided that the smoke detector uses a photoelectric sensor. D All smoke detectors and carbon monoxide detectors must be 120 volt hard wired, or be components of an approved low voltage or wireless system. D All smoke detectors and carbon monoxide detectors must be interconnected. The detectors can all be interconnected or the smoke detectors and the carbon monoxide detectors can be interconnected as two separate systems. > All smoke detectors and carbon monoxide detectors must have a battery backup, either individually or as part of an approved low voltage or wireless system. > No more than 12 detectors can be interconnected except as part of an approved low voltage or wireless system. D All detectors must be compatible with all interconnected devices, so that the actuation of one device will activate all of the appropriate audible alarms.
