In the past seven months I have been sharing space in my house by renting out the second floor. I
would like to make the necessary changes so that the second floor can become an official accessory
apartment.
DESCRIPTION OF HOUSE My house at 51 Pilgrim Drive in Northampton is a two -story Cape
situated on 0.24 acres (Parcel ID 24A- 255 -001). The first floor has a living space of 980 square feet,
with a kitchen, living room, bathroom, and two bedrooms. The second floor has a living space of
only 648 square feet because of the dormers and knee wall space. It has a bedroom, a bathroom,
and a combined kitchen /living room. The house has a full basement but no attic.
PROPOSED CHANGES For the purpose of making all needed changes to bring the house up to
code and to qualify the second floor as an accessory apartment, I am requesting permission for the
following changes:
• Build an 8' x 10' deck outside the second floor bedroom. Add a door opening out onto the
deck replacing an existing window. Also add a stairway from the deck to the ground (drawing
A).
• Separate and insulate main residence from the accessory apartment with fire -rated materials
as follows: Replace two existing doors at the front entrance with fire code doors and
strengthen the wall separations with 5/8" fire code sheetrock (drawing B).
• Install 2 wired smoke detectors in the bedroom and hallway of the second floor and 3 wired
smoke detectors in the two bedrooms and hallway of the first floor (drawings B and C).
• Install a second electric panel in the basement for the purpose of separating the electric bills
of the primary residence and the accessory apartment.
• Any other changes that are neec`jo bring the project up to code.
