Any change to the contract work scope and/or price should be put in writing and agreed to by the owner and builder. 2. Abatement of Hazardous Conditions. All work done to abate hazardous conditions, including removal of lead -based paint or asbestos, shall be done in full compliance of all current laws and regulations with jurisdiction. 3. Unanticipated Problems. The builder hereby attests that he has thoroughly familiarized himself with the existing site conditions and with all work indicated or implied by the contract documents. North entrance — 3'x4' concrete pad provided for north entrance. Bulkhead door - repair cracks in concrete block bulkhead walls and install new corner mount custom sized steel bulkhead door, comes pre primed, with one coat brush applied oil paint finish. Existing stairs to remain as is. Miscellaneous notes - Basement floor and walls to remain as is. Existing wooden shelves in the south and west end of basement are to remain. Existing concrete stairs and concrete and block existing east side entryway platform will be left in place, wooden columns and roof structure to be removed. Green Guard house wrap has been eliminated. If the foam is carefully installed and the siding is blind nailed, which provides for excellent ventilation for drying minor moisture accumulation behind the siding. The bottom edge of the foam is protected by the solid wood perimeter board. Upon completion of the project, the interior of the house will be broom swept clean. Windows will have all tags and labels removed, however window washing is not included. Product literature provided to us by the material supplier or the sub contractors will be forwarded to the customer. I believe the majority of the water that enters the basement at this time is due to surface water not being adequately diverted away from the building. The contracted grading modifications and proper placement of the gutter down pipes, in addition to the new bulkhead door, should alleviate most if not all of the water that currently enters the basement. An electrical outlet and a sleeve through the foundation will be provided by the contractor to accommodate a sump pump provided by the customer. Because the existing foundation is constructed of field stone and there are no foundation footing perimeter drains the builder does not guarantee that no water will enter the basement. Site grading may negatively impact the trees on the north side of the house. The disturbance to the surface roots will be minimized as much as possible. I'm not anticipating any significant impact to the health of the trees, but no guarantees can be made as to the impact. The grading will not significantly affect the way the water presently drains from the property. Some heavy trucks will need to drive over the SW corner of the property. Soil conditions seem to be hard enough to support this activity without any major rutting. Ruts will be repaired by lifting the soil back up with a pitch fork, or filling and seeding the depressions if needed. • Page 6 of 8 Staircase- 5/4 Vertical grain Douglas fir stair treads with three coats of water base urethane, poplar skirt boards and rises primed and painted. Gas- Run new gas lines from the gas meter to dryer hook up, stove and boiler. Electrical The electrical to be as shown on plans with the following changes. Eliminate NW pole mounted exterior light. Install flood lights on barn as indicated on the plan except the switching will be in the barn or motion controlled. Flood light fixtures, bath exhaust fans, 5" recessed light cans and simple white ring recessed light trim kits are provided and installed. All other finish electrical fixtures, including ceiling fans, vanity lights and exterior light pole and fixture to be provided by the owner and installed by the electrical contractor. Existing meter to be moved slightly east to accommodate new 2nd floor south windows. Electrical to be all new from the existing panel box. Heating- Baxi Combi HE direct vent boiler/ on demand hot water heater to provide heat and domestic hot water. The heating system is to have two zones. Zone one is to include all of the first floor and the 2nd floor bathroom. Zone two is to include the 2nd floor bedroom and the meditation room. Exposed heating pipes in the basement area to be encased in tubular foam pipe insulation. Painting- All ceilings to have one coat of Sherman Williams Master Hide white latex paint applied with an airless sprayer. All walls to have Sherman Williams, High Build Primer applied with an airless sprayer and two finish coats of latex paint applied with a roller. All doors, door trim, window trim and shelving units to be sanded, filled, primed and over coated with two coats latex finish applied with a brush. The siding comes pre primed. All exterior siding, trim and soffits to have two brush applied coats of latex exterior paint. Window unit sashes and frames remain unpainted.
