UL No. U906 and UL No. U914 designs add either gypsum plaster or %Z" Type C gypsum wall board on furring to achieve an increase of hour and 1 hour in the rating. (see attachments). It is proposed to add one layer of 5/8" Fire Code Type "C" gypsum sheathing (see attached) directly to the inside of the 6" CMU wall with adhesives and screw fasteners with edges tapped to achieve an equivalent two hour fire rating. Additionally, there are nine courses of reinforced grout filled bond beams in the height of the shaft and a minimum of eight vertically reinforced grouted cores from grade to top of shaft. These help to increase the fire rating equivalency. We feel that the acceptability of the 6" CMU wall after structural engineering review and the equivalent two hour fire rating with the addition of Type "C" fire code gypsum sheathing meet the intent of the Code to resolve these concerns. An 8" CMU wall was specified per Code requirements for masonry walls more than one story high. (780 CMR 2109.1.1) 2. The Massachusetts Elevator Regulations 524 CMR requires that the elevator shaft be a two hour fire rated assembly. In order to retain the 6" concrete block wall that has been constructed and to achieve the intent of the Code the following is proposed: 1. Our structural engineer has analyzed the 6" CMU wall for structural integrity and elevator loads and confirms by letter (see attached) that this wall is acceptable. 2. There was no Underwriters Laboratory design which specifically addressed normal weight 6" concrete block in a two hour fire rated assembly. A traffic report concluded that the traffic generated by the site would result in an increase of approximately 18% in traffic on Hawley Street during the weekday peak period in the vicinity of the site. The report also concluded that the quality of operation of the site driveway intersections would be acceptable and that adequate vehicular and pedestrian access, circulation and parking were provided under the proposed site plan. C. The proposed use will promote a harmonious relationship of structures and open spaces to the natural landscape and existing buildings because the applicant has provided landscaping to help the structure blend with the natural landscape, and an effort has been made to insure that the proposed building will complement existing buildings in the neighborhood. D. The requested use will not overload and will mitigate any adverse effects on the City's resources. E. The requested use meets the special regulations set forth in the Zoning Ordinance as listed in Section 10.11. F. The proposed use bears a positive relationship to the public convenience or welfare because it provides additional office space.
