(DCCSI) proposes to provide a carpentry and general contracting service to complete the following. Remove the existing built -in benches, wood framed partition, basement door and frame at bulkhead area, 5 wood sash windows and the existing staircase and landing. The existing screw type floor jacks supporting wood beams will be replaced with cement filled lolly columns on new concrete footings. The existing floor will be layered over with a 2 1/2" - 3" thick transit mixed concrete floor. The existing brick walls will be cleaned, covered with galvanized wire mesh (to ensure proper and lasting adhesion over existing paint) and skim coated with 2 coats of stucco with a sponge finish. DCCSI will create a new mechanical room area with access through a new wood framed plywood covered partition adjacent to the electrical panel. DCCSI will provide a new 3' 0" W x 6'6" H moulded interior door with passage set at the new mechanical room access. A plywood covered partition will be built on the left side of stairs as descending to provide the other mechanical room wall. The staircase will exit onto the floor to the right only as descending. Note, no other walls will be constructed, no finishes will be provided on mechanical room side of new walls, no painting is included interior or exterior. The staircase will be re -built with pressure treated sills on the new floor, new kiln dried landing and stair framing, new 2x10 +/- stair treads with open risers and a required handrail on one side. DCCSI will create a curb at the furnace and hot water heater so that the units will not need to be relocated up the thickness of the new floor. Also a hardwired smoke detector and a hardwired CO2 detector will be installed in the appropriate code required locations. The smoke detector located at the base of the stairs and the CO2 detector located over the furnace. DCCSI will install the appropriate code required 5/8" thick fire rated drywall (taped only) panel over the furnace as well. 1 HOME OWNER EXEMPTION ACKNOWLEDGEMENT The State of Massachusetts allows the homeowner the right under 780CMR 108.3.4 to act as his/her construction supervisor. The state defines "Homeowner" as, " Person(s) who owns a parcel on which he/she resides or intends to be, a one or two family dwelling, attached or detached structures accessory to such use and/or farm structures. A person who constructs more than one home in a two -year period shall not be considered a home owner." The building, department for the City of Northampton wants person(s) who seek to use the home owner exemption, to act as their own construction supervisor, to be aware that by doing so you become responsible for compliance with state building codes and regulations. The inspection process requires that the building department be called to inspect work at various stages, which include foundation /footings (before backfill) sonotube holes (before pour), a rough building inspection (before work is concealed), insulation inspection (if required) and a final building inspection. The building department requires these inspections before the work is concealed, failure to secure these inspections can result in failure to obtain a certificate of occupancy until the work can be inspected. If the homeowner hires other trades to perform work (electrical, plumbing & gas) the homeowner will be responsible to make sure that the trades hired secure their proper Permits in conjunction to the building permit issued, and that they get their required inspections.
