48-006 (3) I� 5JN Hi Ryan, I'm reviewing a plan for this house which includes a page of your drawings, stamped not for construction. I have concerns about some of the other bearing location and the contractor tells me that you will be on board to look at issues that may come up. For instance there is about an 8K load which comes down in a crawl space with no know footing condition or size. For what seems like a simple house there are a lot of layers of beams and point loads. I need to make sure that you had the complete plan to view for your work and to understand your participation beyond the current work. My original intention was to provide him and the owner only the engineering for the items not covered by Code conventional construction details or by the LVL beam designs from the manufacturer. As I saw it, those items where the lack of conventional wall bracing under the new work. I did not review the LVL design, nor did I review these new point loads on the existing foundations. I have not been to the site to examine these two foundation locations with the point loads, but John did send me some photographs. The house is old enough to predate any Codes in Northampton, and I do believe that that it has been modified multiple times over its life, so I am not surprised by the various layers of framing and foundations. The post with the larger load is going to land on a newer concrete foundation wall at the garage. The depth. thickness and width of footing is not known at this point. I figured the load using load combination 16 -11 with a 30 psf live load on the second floor and a 38 psf roof snow load, and I came up with about 5K. The 38 psf is based on a ground snow load of 50 psf - this is conservative, since the residential Code now assigns Northampton a ground snow load of only 40 psf, which translates to 31 psf on the roof. I have to get a copy of the LVL calcs to check and see if I missed something. Butting into this garage foundation wall is a block wall sitting on rubble stones, which does not look so solid. My understanding is that the post will not bear on this section, but on the newer concrete adjacent. The other post lands at the "tee" intersection of two block walls, and the footings under these walls are between 24" and 36" wide. Using the same loadings, I came up with less than 4K there. I assume that the intersection is keyed, but I don't know that for sure. I asked John to check on the details of the concrete garage foundation and the block corner. Sincerely - Ryan Ryan S. Although these are still in the code there are exceptions, one must understand that there is a difference between a vapor retarder or barrier and an air barrier. An air barrier is intended to stop air flow (convection) a vapor retarder or barrier is intended to stop molecular moisture transfer (diffusion). A vapor retarder or barrier is effective even if there are some holes or gaps, however an air barrier has to be absolute and complete. If air can leak through an electrical device or through a crack it follows the path of least resistance and carries 99% of the moisture in a structure. This is evident every time one exposes fiberglass insulation and finds black insulation, which is dirt filter out of the air moving through the insulation. 780 CMR R601.2 for vapor retarders and Table N1102.4.2 for air sealing requirements. 22.
