Project Submittal to the City of Northampton
Address: 218 Elm St (Corner of Harrison Ave. and Elm St.)
Type: Kitchen remodel and rear Porch infill
The existing kitchen and porch are located in the rear of the home and except for the windows facing
Harrison Ave, the project is not visible from Elm St. The goal is to maximize the efficiency of a small
space, capture additional space and maintain the character and integrity of the home.
The existing kitchen is cramped, inefficient and dysfunctional due in part to the current size and location
of the windows, particularly the larger window facing Harrison Ave (See attached photos). We'd like to
propose removing the old windows and relocating the new ones to help achieve the goal. The existing
windows are not of historical significance or value (muntin bars applied to each pane with no spacer bar,
see photo), and doubtful if located with any redeeming value to the overall structure. (It is unclear
when this rear addition was built, at one time it was converted into a two family home). While the new
windows are not located in the same locations, it is our hope that the Harrison Ave. elevation is not
greatly affected by the change and that the value to the kitchen layout is heavily weighed.
The existing porch, while possessing some level of character, is in disrepair and offers far greater benefit
to the homeowner as captured space. The new structure stays within the exact footprint and our hope
is that it adds value to home's appearance.
The proposed new windows are to be Anderson brand, with energy efficient insulating glass, clad
exteriors, 6/1 patterns, 3 /" muntin bars, and simulated divided lights with spacer bars. All exterior siding
and trim will match existing dimensions and profiles.
