The applicant is offering to install new bike /ped signage on the driveway and Hatfield Street due to its proximity to the bike path crossing;
and
C. The requested use will not affect the existing structures and open spaces/natural landscape, existing buildings and other community
assets in the area. No changes to the structures are proposed and storage of vehicles will not be visible from the bike path.
D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources including the effect on the City's water
supply and distribution system,
sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. No increase in services are required.
E. The requested use meets requirements for site plan and special permit approval set forth in the Zoning Ordinance.
F. The requested use bears a positive relationship to the public convenience or welfare. The use will not unduly impair the integrity of
character of the district or adjoining
zones, nor be detrimental to the health, morals, or general welfare. The use shall be in harmony with the general purpose and intent of the
Ordinance. There are few establishments within the city that focus solely on auto repair and this will be a relocation of a business from
Florence Center.
G. The requested use will promote City planning objectives to the extent that this site is zoned for industrial uses and currently contains
miscellaneous industrial uses which fill a need in the city and will not adversely effect those objectives, as defined in City master or study
plans adopted under M.G.L. Chapter 41, Section 81 -C and D.

NATURE OF PROPOSED WORK:
Convert building space for auto repair & state inspection services.
HARDSHIP:
CONDITION OF APPROVAL:
1. Prior to issuance of a building permit, the applicant must get sign off from the Fire Department that
hazard material disposal and handling is being conducted in conformance with all applicable
regulations.
2. If fire suppression is required, back flow devices shall be installed.
3. No parking or storage of vehicles or materials shall be located on the rear of the building between
building and the bike path.
4. All lighting, including existing, shall conform to the zoning and not exceed the standards.
5. Bike path warning signs as shown in the application shall be located on Hatfield Street at the bike
path crossing in both directional approaches. The applicant shall work with Department of Public
Works on final sign specs and location.
The Planning Board approved the Special Permit for the establishment of an auto repair facility based on the plans and information
submitted with the application.
The Board approved the following waivers:
Site plan of 1 " =40' or greater- No changes are porposed for the building or site. Aerial photos, photos and site layout shown.
= Topography- no site changes proposed. site is relatively flat.
= Location of stormwater and utilities.- no changes are proposed.
= Landscape plan- no changes are proposed.
= Lighting- no change.
= Erosion control plan -no changes proposed and determined that the following criteria in section 10.1 and 11.6 had been met:
A. The requested use protects adjoining premises against seriously detrimental uses including the provision for surface water drainage,
sound and sight buffers and preservation of views, light, and air. The use will be located within an existing structure where there is a mix
of various industrial uses. The structure is not visible from the street and will not likely have impacts to abutting residential
neighborhoods. No site changes are proposed.
B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets, minimize traffic impacts
on the streets and roads in the area. The use will be accessed across an existing easement and will replace a previous use at the site.
