You have addressed the fire separation issues; two hour unit separation from foundation to roof deck, two hour exit separation and two hour separation between the live and work spaces, including the supporting construction. I believe that an NFPA 13D system in the dwelling units will satisfy the sprinkler requirements, based on section 903.2.8, exception #1). I'm not sure what section of the code would allow a single means of egress from a dwelling unit; if there's a specific section you are looking at, let me know. I had a conversation with Jim Harrity a while ago and we'd talked about two means of egress; an enclosed stairway and an external deck /stairway. As long as we agree that the number and configuration of exits remains unresolved and that you may need two exits from the dwelling units, we can issue a foundation permit for the new building. Let me know what you think. I'll be out of the office until Monday but Tony is available.
