Based on my experience with older residential buildings, I concur with you that this is a unique method of construction. 3" x 4 -1/2" rafters, spaced at about 30" centers, span about 20' across the width of the building. Collar ties (also functioning as ceiling joists) are located at about the rafter midheight. At the eaves, the rafters bear on a 7" x 7" beam which runs along the length of the building (about 28' - 6 "). This beam is located on the outside of the building, attached directly to the outside face of the studs. In what is the most unusual feature of this house, the studs are set on the flat and spaced tightly together. Because the house has sloped ceilings in the second floor, these studs are only about 4' high there. The aluminum siding and older clapboards behind it appear to be attached directly to these studs, without a sheathing layer. The second floor joists span in a direction perpendicular to the rafters. The outermost joist is tight against these flat studs. Although the connection is not visible, this joist is probably nailed to the studs, with the second floor subfloor tying the two eave walls together. The eave beam on the south side had been exposed by local demolition of the roofing and siding. The condition of this beam, as you know, is not good. There is considerable insect damage and rot, particularly near the center of the span. Considering the unconventional construction and the decayed condition of the eave beam, the lines of the building are surprisingly good. The ridge and the walls are straight on both sides of the house. Because of the unusual framing here, in order to determine the level of code compliance I would have to create a full three - dimensional computerized structural model. Furthermore, I would require considerable probing to determine nailing schedules and other connection and framing details that are currently not visible. I think that this is beyond the financial capacity of the owners of this building. Furthermore, they are planning to remove the existing slate and wood shingle roof, and to install plywood sheathing and asphalt shingles. This will reduce the dead load slightly and stiffen the roof diaphragm considerably. They will also have to replace the eave beam with a built -up section of similar dimensions. This will have to be lag screwed from the outside, and the individual plies should be thoroughly glued together. However, in my opinion, the main structure which is resisting the thrust of the rafters is the cantilever action of both the rafters past the collar ties and the flat studs above the second floor. A continuous row of flat studs is actually stronger and stiffer than 2x4's on edge at 16" centers. A 28' -6" long 7x7 is much more flexible than flat studs cantilevering only 4'. Also, the almost total loss of section at midspan (without noticeable wall spread or ridge sag) leads me to believe that the eave beam does not span between the gable end walls. Therefore I feel that this repair, although it might not bring the structure up to current code, should restore it to better than its original capacity.
