Of BUILDING INSPECTIONS DECISION OF oy�TM;,MinoN, MA. o1a�o ZONING BOARD OF APPEALS t..—*— 4 li , ' \ 0 1 /04. 4 j 7 C At a meeting held on July 15, 1987, the Zoning Board of I, Appeals of the City of Northampton, in a split decision, voted I' I to deny the Variance request of Fairway Village, Inc., 38 ( Strai Place, Southbridge, Massachusetts, for the purpose of erecting two signs at the entranceway of the Fairway Village Condominium Development located on the northerly side of Spring Street, Leeds, MA. Present and voting were: Chairman Robert C. use er, Peter Laband and Sanford Weil, Jr. The findings were as follows: S. Weil noted that there is no part of the Zoning Ordinance that describes signage for a housing development. He also noted that he viewed signs posted for the "Tinkham Woods" and "Prospect Woods" developments, whose signage measures approximately 6 square feet, set back 20' from the roadway and 4+ square feet, set back 10' from the roadway, respectively. He found that because of a vegetated buffer on one side and a large tree on the other side of the Fairway Village entrance, one sign, smaller than that requested, could be set approximately 10' from the curb. P. Laband found that the topography of the whole development is set well back and is difficult to see from the street; that a literal enforcement (2 x 2' sign) of the Zoning Ordinance would create a hardship to those people living in the development and visitors trying to locate the development; that relief can be granted without substantial detriment to the public good or without derogating from the intent of the Ordinance, which is to keep signage in a reasonable proportion to what is needed. He therefore found in favor of allowing one sign measuring a maximum of 2 x 4' that can be angled to accommodate entry from both directions. R. Buscher found that the location of Fairway Village does not represent a particularly difficult situation, suggesting that it is similar to other streets in the City, and therefore needing nothing other than a street sign or an identification sign as defined by the Zoning Ordinance.
